Abstract

The price of landed houses is increasingly expensive and the difficulty of finding land to build housing is attractive for developers to make vertical buildings one of the solutions to meet the needs of the community's dwellings now, including in the development of the Serpong Urbantown Project. The importance of planning issued by considering financing factors with a fixed standard of strength needed to avoid structures that can cause meterile losses to a person's life. The Urbantown Serpong Project is a 24-story apartment building located in Serpong, South Tangerang. In its construction, the building structure used is using reinforced concrete frames with a system of beams, columns, floor plates and shear walls. Building structure planning aims to produce a structure that is strong, stable, safe and economical. In this final project, the writer planned to re-design the building structure of the Urbantown Serpong Project using the SRPMK structural system (Special Moment Resisting Frame System) and shear wall (Dual System) based on the Indonesian National Standards (SNI 2847: 2013, SNI 1727: 2013, SNI 1726: 2012) and the Indonesian Reinforced Concrete Regulation (PBI 1971). The planning begins with the preliminary stages of structural design to get alternative dimensions and become the basis of analysis and is modeled using the ETABS v9.5.0 and SPColumn v6.0 assistance programs. Structural modeling is included in the Category of Risk II with the category of Medium Soil (SD) sites fulfilling the earthquake resistance requirements with a period of Tx = 0.653 seconds and Ty = 0.565 seconds with the type of spectrum response used, namely SRSS (Square Root of the Sum of Square). Structural planning is carried out on a 10- story building with concrete material using f'c 35 MPa for the structure of floor plates and beams and f'c 40 MPa for column and shear wall structures, while the quality of steel uses fy 400 MPa. The results of the dimensions obtained for floor plates use a thickness of 150 mm, the dimensions of the main beam section; B1 400x500 mm, main column dimensions; K1 750x750 mm, dimensions of the shear wall; SW1 400x4000 mm. So, it can be concluded that the structure meets the building's safety and comfort requirements. Harga rumah tapak yang semakin hari semakin mahal dan sulitnya mencari lahan untuk membangun hunian menimbulkan gagasan bagi para pengembang untuk membuat bangunan vertikal menjadi salah satu solusi untuk memenuhi kebutuhan tempat tinggal masyarakat masa kini, termasuk pada pembangunan Proyek Urbantown Serpong. Pentingnya perencanaan yang matang dengan mempertimbangkan faktor pembiayaan dengan kekuatan yang tetap mematuhi standar yang berlaku guna menghindari kegagalan struktur yang dapat menyebabkan kerugian meteril hingga hidup seseorang. Proyek Urbantown Serpong merupakan bangunan rumah tinggal susun (apartment) 24 lantai yang berlokasi di daerah Serpong, Tangerang Selatan. Dalam pembangunannya, struktur bangunan yang dipakai menggunakan rangka beton bertulang dengan sistem balok, kolom, pelat lantai serta dinding geser (shear wall). Perencanaan struktur bangunan bertujuan untuk menghasilkan suatu struktur yang kuat, stabil, aman serta ekonomis. Pada penelitian tugas akhir ini penulis merencanakan kembali desain struktur bangunan Proyek Urbantown Serpong menggunakan sistem struktur SRPMK (Sistem Rangka Pemikul Momen Khusus) dan shear wall (Dual System) berdasarkan Standar Nasional Indonesia (SNI 2847:2013, SNI 1727:2013, SNI 1726:2012) serta Peraturan Beton Bertulang Indonesia (PBI 1971). Dalam perencanaannya diawali dengan tahapan preliminary desain struktur untuk mendapatkan dimensi alternatif dan menjadi dasar analisa dan dimodelkan menggunakan program bantu ETABS v9.5.0 dan SPColumn v6.0. Pemodelan struktur termasuk kedalam Kategori Risiko II dengan kategori situs Tanah Sedang (SD) telah memenuhi syarat – syarat ketahan gempa dengan periode Tx = 0,653 detik dan Ty = 0,565 detik dengan jenis ragam respon spektrum yang digunakan yaitu SRSS (Square Root of the Sum of Square). Perencanaan struktur dilakukan pada bangunan 10 lantai dengan material beton menggunakan f’c 35 MPa untuk struktur pelat lantai dan balok serta f’c 40 MPa untuk struktur kolom dan shear wall, sedangkan mutu baja menggunkan fy 400 MPa. Adapun hasil dimensi yang di dapat untuk pelat lantai menggunkan ketebalan 150 mm, dimensi penampang balok utama; B1 400x500 mm, dimensi penampang kolom; K1 750x750 mm, dimensi penampang shear wall; SW1 400x4000 mm. Sehingga bisa disimpulkan bahwa struktur sudah memenuhi syarat keamananan dan kenyamanan gedung.
