Abstract

Thamrin Nine Jakarta project is a high-rise building project that has quite high complexity because of the many parties involved in the project. This can be seen from the amount of suppliers and subcontractors who participate in development. However, the obstacle that often occurs is the delay in the work carried out by the subcontractor / supplier due to changes in the scope of work so that it affects the procurement, production, delivery and service of subcontractors and suppliers. So a research on supply chain management concept is carried out to find out the supply chain network pattern and supply chain performance on performance assessment indicators that contain the concept of value, conversion, and flow and waste that occur that are related to supply chain performance. The method used is by collecting primary and secondary data at the location of the case study. Primary data in the form of interviews and questionnaires. Quantitative data in the form of site documents. The results of the questionnaire were used to measure supply chain performance with quantitative measurements and the results of interviews and site documents used to describe patterns and supply chain performance with qualitative measurements. Then the results of quantitative and qualitative research were analyzed using descriptive analysis. From the results of the research, a general and specific supply chain pattern was obtained which was influenced by the contract method used, namely a separate contract method. Then from 15 (fifteen) indicators related to the concept of conversion, flow, and value, the Thamrin Nine Jakarta project's supply chain performance can be said to be good for understanding and applying the concept of conversion. The concept of flow has also been applied with project planning and control that is good at work of wall , façade, and slab, but there is a poor assessment of MEP (Under Construction) Works due to constraints on the unavailability of resources and materials from subcontractors. For the concept of value the application began to be applied by working on defects and complaints from the work by the contractor and subcontractor, but did not reach the owner satisfaction value because the payment performance at the average job was poor. This happens because there will be a change in design due to the lack of finalization of the design. The waste category that occurs is Processing on wall work, Waiting on the façade work, Overproduction on slab work, and Repair / Rejects on MEP (Under Construction) work. Key Words : Supply Chain, Performance, Lean Construcion, Conversion, Flow, Value, Design, Waste Proyek Thamrin Nine Jakarta merupakan proyek pembangunan gedung tinggi yang memiliki kompleksitas yang cukup tinggi karena banyaknya pihak yang terlibat dalam proyek. Hal ini bisa dilihat dari banyaknya supplier dan subkontraktor yang ikut serta dalam pembangunan. Akan tetapi kendala yang sering terjadi yaitu keterlambatan pada Pekerjaan yang dilakukan oleh subkontraktor/ supplier tersebut yang dikarenakan adanya perubahan lingkup kerja sehingga berpengaruh pada pengadaan, produksi, pengiriman serta layanan jasa subkontraktor maupun supplier. Maka dilakukan penelitian konsep supply chain management untuk mengetahui pola jaringan supply chain dan kinerja supply chain terhadap indikator – indikator penilaian kinerja yang mengandung konsep value, conversion, dan flow serta pemborosan yang terjadi yang behubungan dengan kinerja supply chain. Metode yang digunakan yaitu dengan mengumpulkan data primer dan sekunder pada lokasi studi kasus. Data primer berupa hasil wawancara dan kuesioner. Data kuantitatif berupa dokumen lapangan. Hasil kuisoner digunakan untuk mengukur kinerja supply chain dengan pengukuran kuantitatif dan hasil wawancara serta dokumen lapangan digunakan untuk mendeskripsikan pola dan kinerja supply chain dengan pengukuran kualitatif. Kemudian hasil penelitian kuantitatif dan kualitatif tersebut dianalisis menggunakan analisis deskriptif. Dari hasil penelitian, diperoleh pola supply chain umum dan khusus yang dipengaruhi oleh metoda kontrak yang digunakan, yaitu metode kontrak terpisah. Kemudian dari 15 (lima belas) indikator terkait konsep conversion, flow, dan value, diperoleh kinerja supply chain proyek Thamrin Nine Jakarta dapat dikatakan baik terhadap pemahaman dan penerapan konsep (conversion). Konsep aliran (flow) juga telah diterapkan dengan perencanaan dan pengendalian proyek yang baik pada pekerjaan dinding, façade, dan plat lantai, namun ada penilaian buruk pada Pekerjaan MEP (Under Construction) yang dikarenakan adanya kendala tidak tersedianya sumber daya dan material dari subkontraktor. Untuk konsep nilai (value) penerapan mulai diterapkan dengan dikerjakannya defect dan complaint Pekerjaan oleh pihak kontraktor maupun subkontraktor, namun tidak mencapai nilai kepuasan owner karena kinerja pembayaran pada Pekerjaan rata – rata buruk. Hal ini terjadi karena akan adanya perubahan desain kembali akibat belum adanya finalisasi desain. Adapun kategori pemborosan yang terjadi yaitu Processing pada pekerjaan dinding, Waiting pada pekerjaan façade, Overproduction pada pekerjaan plat lantai, dan Repair/ Rejects pada pekerjaan MEP (Under Construction).
