Abstract

Large cities such as Jakarta in the last few decades have experienced high population growth, which has encouraged rapid urban development. Urban planning models are needed that can address various urban problems in an integrated way. One concept of planning for public transportation as well as regional development is known as Transit Oriented Development (TOD). In urban planning, transit-oriented development (TOD) is a type of urban development that maximizes the amount of residential, business and recreational space within walking distance of public transportation. TOD aims to increase the use of public transportation and encourage sustainable city growth. Transit oriented development or abbreviated as TOD is one of the urban development approaches that adopts mixed spatial planning and maximization of the use of mass transportation such as Busway / BRT, City Railroad (MRT), Light Railroad (LRT), and is equipped with a pedestrian / bicycle network. Thus the trip / trip will be dominated by using public transportation that is directly connected with the destination of the trip. Public transport stops have a relatively high density and are usually equipped with parking facilities, especially bicycle parking. Keywords: Hotels, MICE, Transit Oriented Development Kota besar seperti Jakarta dalam beberapa dasawarsa terakhir mengalami pertumbuhan penduduk yang tinggi sehingga mendorong perkembangan kota dengan pesat. Diperlukan model perencanaan kota yang dapat mengatasi berbagai persoalan perkotaan secara terintegrasi. Salah satu konsep perencanaan sarana transportasi publik sekaligus pengembangan kawasan dikenal sebagai Transit Oriented Development (TOD). Dalam perencanaan kota, pembangunan berorientasi transit (TOD) adalah jenis pembangunan perkotaan yang memaksimalkan jumlah ruang hunian, bisnis, dan rekreasi dalam jarak berjalan kaki dari transportasi umum. TOD bertujuan untuk meningkatkan penggunaan angkutan umum dan mendorong pertumbuhan kota yang berkelanjutan. Transit oriented development atau disingkat menjadi TOD merupakan salah satu pendekatan pengembangan kota yang mengadopsi tata ruang campuran dan maksimalisasi penggunaan angkutan massal seperti Busway/BRT, Kereta api kota (MRT), Kereta api ringan (LRT), serta dilengkapi jaringan pejalan kaki/sepeda. Dengan demikian perjalanan/trip akan didominasi dengan menggunakan angkutan umum yang terhubungkan langsung dengan tujuan perjalanan. Tempat perhentian angkutan umum mempunyai kepadatan yang relatif tinggi dan biasanya dilengkapi dengan fasilitas parkir, khususnya parkir sepeda.
