Abstract

The development of digital technology does not necessarily make engineers involved like operators of a digital program. Engineer's instincts greatly affect the quality of a development project. In the estimation results of costs in high-rise residential buildings there are differences ranging from -14% at the design and tender stages. BIM is based on incorporation (composite) design scope in a format that can be reached across the operating system platform. This method simulates the building construction as a whole so that it can provide alternatives in decision making for related parties. So, we need a deeper study related to the application of the 5D model BIM and look for critical factors in the application of the 5D model BIM so that it can be of particular concern to the construction industry in improving the quality of the estimated cost to be better. The study uses quantitative analysis using the Relative Importance Index. The purpose of this study is to determine the level of application of the 5D model BIM and examine the dominant influence factors on high-rise residential work in the pre-construction stage. The instrument used was a questionnaire. The indicator used is to use the tabulation of the operational definition of the variable. In addition, an F test was carried out to determine the relationship and influence of the estimated cost of the 5D model BIM method and the estimation of conventional methods with cost performance in the pre-construction stage. The results obtained by the application of the 5D BIM model have a relationship and influence on the cost performance of construction projects with the results obtained from the F test of 12,178 which means the value is greater than the F table of 3,245. So, it can be concluded that the 5D model BIM on high-rise building project work in the pre-construction stage simultaneously has a link and influences the performance of the construction project under study. The level of application of the 5D model BIM in high-rise residential building work in the pre-construction stage can be categorized well with a presentation of 81.37%. The results of the Relative Importance Index analysis showed that the dominant influential factor in the application of the 5D model BIM with a ranking of up to 5 is clash detection to reduce design errors; efficient checking of collisions between elements of work; ease of interaction between work elements; effective in developing impact strategies and increasing collaboration among team members. In addition, the influencing factors with the lowest ranking are also obtained, namely managing documents automatically; reliable information; information accuracy; completeness of information and update the cost plan continuously Keywords: Cost Estimation; 5D; BIM; Relative Importance Index (RII) Perkembangan teknologi digital tidak serta merta menjadikan enjiner yang terlibat layaknya operator suatu program digital. Naluri seorang enjiner sangat mempengaruhi kualitas suatu proyek pembangunan. Pada hasil estimasi biaya di bangunan hunian bertingkat tinggi terdapat perbedaan berkisar -14% pada tahap desain dan tender. BIM didasarkan penggabungan (komposit) lingkup desain dalam satu format yang dapat terjangkau lintas platform operating system. Metode ini menstimulasikan bangunan konstruksi secara menyeluruh sehingga dapat memberikan alternatif dalam pengambilan keputusan bagi pihak terkait. Maka diperlukan sebuah kajian lebih dalam terkait penerapan BIM model 5D dan mencari faktor kritis pada penerapan BIM model 5D sehingga dapat menjadi perhatian khusus bagi industri konstruksi dalam meningkatkan kualitas estimasi biaya agar lebih baik. Penelitian menggunakan analisis kuantitatif dengan menggunakan Relative Importance Index. Tujuan dari penelitian yaitu untuk mengetahui tingkat penerapan BIM model 5D dan mengkaji faktor berpengaruh dominan pada pekerjaan hunian bertingkat tinggi di tahap pra-konstruksi. Instrumen yang digunakan yaitu kuesioner. Indikator yang digunakan yaitu menggunakan tabulasi definisi operasional variabel. Selain itu, dilakukan uji F untuk mengetahui hubungan dan pengaruh estimasi biaya metode BIM model 5D dan estimasi metode konvensional dengan kinerja biaya di tahap pra�konstruksi Hasil penelitian diperoleh penerapan BIM model 5D memiliki hubungan dan pengaruh terhadap kinerja biaya proyek konstruksi dengan hasil yang diperoleh dari uji F yaitu 12.178 yang bermaka nilai tersebut lebih besar dai F tabel yaitu 3.245. Sehingga dapat disimpulkan bahwa BIM model 5D pada pekerjaan proyek bangunan tinggi di tahap pra�konstruksi secara simultan memiliki keterkaitan dan mempengaruhi kinerja hasil proyek konstruksi yang diteliti. Tingkat penerapan BIM model 5D pada pekerjaan bangunan hunian bertingkat tinggi di tahap pra-konstruksi dapat dikategorikan baik dengan presentasi 81.37%. Hasil analisis Relative Importance Index diperoleh faktor berpengaruh yang dominan dalam penerapan BIM model 5D dengan peringkat hingga ke-5 yaitu deteksi clash untuk mengurangi kesalahan desain; efisiensi pengecekan benturan antar elemen pekerjaan; kemudahan interaksi antar elemen pekerjaan; efektif dalam menyusun strategi dampak dan meningkatkan kolaborasi di antara anggota tim. Selain itu juga diperoleh faktor-faktor berpengaruh dengan rangking 5 terendah yaitu mengelola dokumen secara otomatis; informasi yang andal; keakuratan informasi; kelengkapan informasi dan memperbaharui rencana biaya secara kontinu.
