Abstract

Formwork is a mold in which a semi-liquid berton is filled. The mold must be strong enough to hold the concrete the desired size and shape until it hardens. The formwork used in the construction project is the PERI formwork. The construction of the Graha Paramitha 2 Bintaro building will later be used as an office building, showroom and Merchedes Benz automotive service. The problems that occur in the project are the delay in material distribution due to the pandemic, the delay in completing the Paramitha 2 Bintaro project and the problem of accuracy costs due to late payments from the main contractor. The objectives of this study are first to formulate solutions that can be carried out by contractors in connection with deviations or delays in the formwork project of the Graha Paramitha 2 Bintaro project, second to analyze the estimated completion time and costs of the formwork project of the Graha Paramitha 2 Bintaro project. Third To analyze the project work performance in terms of time and cost in accordance with the concept of the value of the results (Earned value) in the formwork project of the Graha Paramitha 2 Bintaro project. The method used is to measure the cost and schedule performance of the project with the Earned Value method, determine the root causes of the problem of cost overruns and delays and then as a settlement step is done by rescheduling as a repair plan with the Presedence Diagram Method (PDM) so that it can formulate a solution to the problem. happened at the Graha Paramitha 2 Bintaro project. The results of this study show that the project experienced a cost overrun and schedule underrun in 7 out of 8 periods of implementation. The main cause of the problem of project delays is late material removal due to damaged Tower Crane. The main cause of the cost overruns problem is the late payment from the main contractor. The result of the formulation with EVM predicts total project expenditure if the volume according to the initial contract is 67,430 (mm2) and the contract value is IDR 9,438,430,285, which will increase by IDR 9,577,702,256,047 with a project completion duration of 287 days or 49 days back from the initial planning. . Rescheduling with PDM predicts a planned budget of IDR 3,519,907,920 and a project completion duration of 259 days. Keywords: Formwork, Earned value, Presedence Diagram Method Bekisting adalah cetakan yang didalamnya berisi beton semi-cair yang diisikan. Cetakan ini harus cukup kuat untuk menahan beton dalam ukuran dan bentuk yang diinginkan hingga beton tersebut mengeras. Bekisting yang digunakan pada proyek pembangunan adalah bekisting PERI. Pembangunan gedung Graha Paramitha 2 Bintaro nantinya akan di fungsikan sebagai gedung perkantoran, showroom dan dan pelayanan service otomotive Merchedes Bens. Permasalahan yang terjadi pada proyek adalah adanya keterlambatan distribusi material akibat pandemi, adanya keterlambatan penyelesaian proyek Paramitha 2 Bintaro dan adanya permasalahan biaya akurasi karena keterlabatan pembayaran dari main contactor. Tujuan penelitian ini adalah pertama untuk Merumuskan solusi yang dapat dilakukan kontraktor sehubungan dengan adanya penyimpangan atau keterlambatan pada proyek pekerjaan bekisting proyek Graha Paramitha 2 Bintaro, kedua Menganalisa estimasi waktu dan biaya penyelesaian pada proyek pekerjaan bekisting proyek Graha Paramitha 2 Bintaro .ketiga Menganalisa kinerja pekerjaan proyek dari segi waktu dan biaya sesuai dengan konsep nilai hasil (Earned value) pada proyek pekerjaan bekisting proyek Graha Paramitha 2 Bintaro. Metode yang digunakan adalah melakukan pengukuran kinerja biaya dan jadwal dari proyek dengan metode Earned Value, penentuan akar penyebab masalah pembengkakan biaya dan keterlambatan lalu sebagai langkah penyelesaian dilakukan dengan melakukan rescheduling sebagai rencana perbaikan dengan Presedence Diagram Method (PDM) sehingga dapat merumuskan solusi dari permasalahan yang terjadi pada proyek Graha Paramitha 2 Bintaro. Hasil penelitian ini diketahui proyek mengalami cost overrun dan schedule underrun di 7 periode pelaksanaan dari 8 periode. Penyebab utama masalah keterlambatan proyek adalah pemindahan material terlambat karena Tower Crane rusak. Penyebab utama masalah pembengkakan biaya adalah keterlambatan pembayaran dari pihak main contractor. Hasil formulasi dengan EVM memprediksikan total pengeluaran proyek apabila volume sesuai dengan kontrak awal 67.430 (
