Abstract
Project delay is directly proportional to the impact that occurs, namely, cost over run. The relationship between time and cost over run in some developed countries, such as the UK by 10% and the delays were quite large at 67%, or only 33% of the projects that were completed on time. Delays on projects can be reduced using new methods such as Building Information Modeling (BIM) and scheduling based Critical Path Method (CPM). Building Information Modeling (BIM) is very effective for several related functions, namely clash detection by 56%, visualization (3D Model) by 42%, and for scheduling and site planning by 12%. This study uses a combination of statistical research and is validated against case studies. The initial stage of statistics used 135 respondents from professionals in the field and analyzed using Relative Importance Index (RII). And in the validation stage of the case study using the method of building information modeling (BIM) with the help of software Tekla Software version 17 and crashing time by Critical Path Method (CPM) to obtain time efficiency. The study case validation of this research focused on the supertall building construction projects in Central Jakarta. The analysis resulted the factors that influence are Work Method (RII=4,490), good planning schedule (RII=4,474), engineering process error (RII=4,459), design revision (RII=4,356) and clash detection (RII=3,978) which is followed up by used BIM Tekla computer application. And the Time performance improvement which is by 9,13% or can be as efficient as 21 working days. Therefore, from originally 230 days can be reduced to only 209 days. And the additional cost impacted is 6,66% from previously Rp3.142.569.982 to about Rp3.351.901.955. Keywords: Steel Construction, Scheduling, Building Information Modeling (BIM), Critical Path Method (CPM), Outrigger and Belt truss Keterlambatan proyek berbanding lurus dengan dampak yang terjadi yaitu Cost Over-run. Hubungan antara Time over-run dan Cost over-run di beberapa Negara maju seperti Inggris masih terjadi keterlambatan proyek sebesar 10%. Khususnya proyek bangunan bertingkat tinggi, angka keterlambatan yang terjadi cukup besar yaitu 67% atau hanya 33% yang dapat selesai dengan tepat waktu. Keterlambatan pada proyek dapat diminimalisir dengan penggunaan Metode baru seperti Building Information Modeling (BIM) dan Penjadwalan berbasis Critical Path Method (CPM). Building Information Modeling BIM sangat efektif untuk beberapa fungsi terkait yang banyak digunakan seperti Clash Detection sebesar 56%, Visualizaiton (3D Model) sebesar 42% serta untuk Schedulling and Site Planning sebesar 12%. Penelitian ini merupakan penelitian statistik dan dilanjutkan dengan validasi studi kasus. Tahap pertama dengan pengolahan data statistik dengan 135 responden sebagai sampel dari kalangan professional dan dianalisis menggunakan statistik deskriptif untuk memperoleh nilai Relative Importance Index (RII), dilanjutkan dengan tahap validasi studi kasus menggunakan Building Information modeling (BIM) dengan bantuan program Tekla Software version 17 dan crashing time dengan Critical Path Method (CPM) dalam memaksimalkan efisiensi. Penelitian ini fokus pada Proyek konstruksi Gedung bertingkat sangat tinggi dengan lokasi di Jakarta Pusat sebagai studi kasus. Dari hasil analisis diperoleh faktor yang paling berpengaruh yaitu pemilihan metode kerja (RII=4,490), perencanaan kerja yang baik (RII=4,470), kesalahan proses engineering (RII=4,460), perubahan gambar (RII=4,360) serta clash detection (RII=3,980) yang dianalisis lebih lanjut menggunakan Building Information Modeling (BIM 3D) dan dan Critical Path Method (CPM) diperoleh peningkatan kinerja waktu sebesar 9,13% atau efisien 21 hari kerja, dari sebelumnya sebesar 230 hari kerja menjadi 209 hari kerja, dan berdampak pada peningkatan biaya konstruksi sebesar 6,66% dari Rp3.142.569.982 menjadi Rp3.351.901.955.
