Abstract
Variation Order is something often happens in the construction project at the execution period. In Citra Lake Suite Apartment project, value of variation order has reached ninty two letter of site instruction. The impact caused by the work variaton order then impact to the cost and time of implementation. The method of research in this final assignment as using quantitative methods and case studies on the project that is a scientific approach that views a reality that can be classified, concrete, observed, measured and variable relationships are causal where the research data are the numbers and analysis using statistics carried out with conduct direct research on cases and the problems are occuring in the project and the other are collect data obtained from the survey or project inspection. In this research will be described about the problems faced based on the results of processing and presentation of data, analysis and evaluation. The purpose of this research method is to determine the solution for problem solving systematically and factually in accordance with the facts that exist and based on the data collected from the results of surveys and inspections in the project. The result of this research shows that the variation order was change of structural and architect packages starting from March 2016 until May 2017 which happened in Citra Lake Suite Apartment - Jakart. The concequence of this condition is additional time for four months until september 2017 with the total value of it amounting to IDR 33,968,996, or 18.30% of the principal contract amounting was IDR 148,260,200,000, and changed the value of the main contract to IDR 185,625,816,784, which caused by several aspects, change of design,for tender drawing to construction drawing and additional scope of work. Keywords: Variation order, contract documents. Variation order merupakan hal yang sering terjadi pada proyek kontruksi pada masa pelaksanaan. Pada proyek apartemen citra lake, jumlah pekerjaan variation order yang dilakukan kontraktor sudah mencapai 92 surat intruksi. Akibat adanya pekerjaan variaton order tersebut, maka berdampak ke biaya dan waktu pelaksanaan. Metode penelitian dalam penulisan tugas akhir ini menggunakan metode kuantitatif dan studi kasus di lapangan yaitu pendekatan ilmiah yang memandang suatu realitas itu dapat diklasifikasikan, konkrit, teramati, terukur dan hubungan variabelnya bersifat sebab akibat dimana data penelitiannya berupa angka-angka dan analisisnya menggunakan statistik dilaksanakan dengan melakukan penelitian langsung terhadap kasus-kasus dan permasalahan yang terjadi di lapangan serta melakukan pengumpulan data yang diperoleh dari hasil survey atau inspeksi lapangan. Dalam penelitian ini akan diuraikan tentang permasalahan-permasalahan yang dihadapi berdasarkan hasil pengolahan serta penyajian data, analisis serta evaluasi. Tujuan dari metode penelitian ini adalah mententukan solusi untuk pemecahan masalah secara sistematis dan faktual sesuai dengan fakta-fakta yang ada dan berdasarkan dari data-data yang terkumpul dari hasil survey dan inspeksi di lapangan. Dari hasil penelitian ini menunjukan bahwa instruksi perubahan pekerjaan variation order paket pekerjaan struktur dan arsitek mulai bulan maret 2016 sampai dengan bulan mei 2017 yang terjadi pada proyek apartemen citra lake suite – jakarta, mengakibatkan waktu tambahan pelaksanaan pekerjaan selama 4 (empat) bulan hingga september 2017 dengan keseluruhan nilai variation order adalah sebesar Rp 33,968,996,- atau 18.30 % dari nilai kontrak utama sebesar Rp 148,260,200,000,- dan mengubah nilai kontrak utama menjadi Rp 185,625,816,784,- yang disebabkan dari beberapa aspek yaitu perubahan design, perbedaan gambar for tender dan for construction dan penambahan scope baru .
