Abstract

The Palm Regency Apartement & Mall project is a construction project located in Ciledug. Consisting a condominum with 6 floors height, and 2 Apartement towers with 26 floors each. The total area of this project is 34,100 m2. The delay of the construction project means delayed work that has been agreed based on contract. The delay in construction progress, causing an increasing time of complation from the planned project. In its implementation, the construction of the Palm Regency Apartement & Mall Project, faces several obstacles & problems that causing delays. Research methods based on background and problem formulation. The method used in this research is quantitative descriptive approach with questionnaires spread, whit the respondents from PT. PP (Persero) employees, as the main contractor of Palm Regency Apartement & Mall. Then combaining result from the research with S curve. Contains the causes of delay variables. Then all processed using the SPSS software. Research results of data analysis that had been done shown that the delay factors of The Palm Regency project was change factor of design and method which scored total 170 and minus 4.25. From the calculation of partial test with dependent variabel of delay factors, i.e. X1, X2, X3, and X9 or variable, i.e. Material factor, Man Power factor (staff & labor), Equipment factor and Controll and Schedule Factor. Results of simultanously dependent variable of delay factors test, that is X1 and X6 or variable of Material Factor and Enviromental Factor. From Determination Analysis there are independent variable that effect to significant dependent variable, i.e. X1 and X2 or variable, i.e. Material Factor with 33,5 % and Man Power Factor (staff and labor) with 33,7 %. Also validation results from expert, most dominant factor was change of the design that too significant. Keywords: Delays, Projects, Questionnaires, Contruction Proyek Palm Regency Apartement & Mall adalah sebuah proyek pembangunan apartement dan mall yang terletak di Ciledug terdiri dari 1 lantai semibasement, Condominum yang terdiri dari 6 lantai dan 2 Tower masing-masing terdiri dari 26 lantai plus atap. Luas total dari proyek ini adalah 34.100 m2. Metode penelitian berdasarkan latar belakang dan rumusan masalah. Metode penelitian yang digunakan dalam penelitian ini adalah pendekatan diskriptif kuantitatif dengan penyebaran kuesioner, yang dilakukan kepada responden dalam hal ini adalah staff karyawan di PT. PP (Persero), Tbk. selaku main kontraktor di Proyek Proyek Palm Regency Apartement & Mall. Data sekunder yang digunakan adalah data kurva S. Kuesioner berisi variabel-variabel penyebab keterlambatan. Kemudian data hasil kuesioner yang merupaka data primer diolah dengan dengan menggunakan bantuan software SPSS. Hasil penelitian dari analisis data yang telah dilakukan dapat diketahui bahwa factorfaktor keterlambatan proyek palm regency yaitu Faktor perubahan (Change) serta Design & Method dengan skor total 170 dan Nilai Mean 4.25. Dari hasil perhitungan uji parsial terhadap variabel dependen faktor keterlambatan yaitu X1,X2,X3 & X9 atau secara variabel yaitu Faktor bahan (Material), Faktor tenaga kerja (Man Power): Staff & Labor, Faktor peralatan (Equipment) dan Faktor waktu dan kontrol (Schedulling and Controlling techniques). Dari hasil uji simultan variabel dependen faktor keterlambatan yaitu yaitu X1 dan X5 atau secara variabel yaitu Faktor bahan (Material) & Faktor lingkungan (Environment). Dari Analisis Determinasi (R2) terdapat variabel independen yang berpengaruh variabel bebas terhadap variabel terikat yang signifikan yaitu X1 dan X2 atau secara variabel yaitu Faktor bahan (Material) dengan nilai 33, 5 % dan Faktor tenaga kerja (Man Power): Staff & Labor sebesar 33,7 %. Serta dari hasil validasi pakar faktor yang dominan yaitu faktor perubahan desain yang terlalu signifikan. Kata Kunci : Keterlambatan, Proyek, Kuesioner, Kontruksi
