Abstract
The business competition which increasingly more competitive in shopping center requires PT PGC as a building management of Pusat Grosir Cililitan as one of the largest and busiest shopping center/mall in eastern Jakarta need to improve their performances so as not left by their customers both visitors and tenant. Therefore the corporate needs to review their performance as evaluation to determine the positioning and further enhancement and improvement of theirs weakness owned Using four perspective in its measurement, financial, customer, internal business process and learning and growth hence balanced scorecard can assist the company of PT. Prima Graha Citra to translate the vision and strategy into action by exploiting a financial and non financial indicator which is joint in an causality to know the company performance. This paper is focusing on a performance evaluation system design. The material used is Balanced Scorecard. When all vision and mission of corporate well-defined as well corporate objectives, so as Balanced Scorecard structure will define the Strategic Objectives even for both Corporate and Department. Then the strategic is further combined with KPI (Key Performance Indicator), Department Objectives, Target, and Measurement. To establish KPI, Target and measurement is based on corporate condition. Due to the design then conclusions has been made which is the design of performance evaluation system can be implemented to PT Prima Graha Citra Persaingan bisnis yang semakin kompetitif khususnya di pusat perbelanjaan mengharuskan PT. Prima Graha Citra sebagai pengelola gedung Pusat Grosir Cililitan salah satu pusat perbelanjaan terbesar dan teramai di wilayah Jakarta Timur untuk memperbaiki kinerjanya agar tidak ditinggalkan oleh pelanggannya baik penghuni maupun pengunjung. Oleh karena itu perusahaan perlu melakukan evaluasi kinerja perusahaan guna mengetahui positioningnya dan selanjutnya melakukan peningkatan dan perbaikan atas kekurangan yang dimilikinya. Menggunakan empat perspektif dalam pengukurannya yaitu keuangan, pelanggan, proses bisnis internal, serta pembelajaran dan pertumbuhan maka balanced scorecard dapat membantu perusahaan PT. Prima Graha Citra untuk menerjemahkan visi dan strategi ke dalam aksi dengan memanfaatkan sekumpulan indicator financial dan non financial yang kesemuanya terjalin dalam suatu hubungan sebab akibat untuk mengetahui kinerja Perusahaan. Karya akhir ini fokus pada perancangan sistem evaluasi kinerja perusahaan. Metode yang digunakan untuk mengukur kinerja perusahaan adalah metode Balanced Scorecard. Dimana setelah diketahui visi dan misi perusahaan serta corporate objective, maka berdasarkan struktur balanced scorecard, ditentukan strategic objective baik untuk tingkat perusahaan maupun tingkat departemen. Kemudian peta strategi tersebut dijabarkan lebih lanjut dengan KPI (Key Performance Indicator), objective departemen, target dan pembobotan. Penetapan KPI (Key Performance Indicator), target dan pembobotan berdasarkan data kondisi perusahaan saat ini. Dari peta strategi tersebut dapat diambil beberapa kesimpulan antara lain rancangan sistem evaluasi kinerja yang telah dibuat dapat diimplementasikan pada PT. Prima Graha Citra.
