Abstract
In construction projects, the timeliness of project completion is one of the benchmarks of a project's success. Construction projects generally have a work plan and implementation schedule, indicating when the project should start and when it should end. The success of a project is influenced by the performance of each component of the work implementer, including the project owner. This study aims to analyze the effect of the timeliness of material delivery, the quality of internal logistics management, the performance of suppliers and procurement systems, and the effectiveness of project digital communication on delays in lowcost commercial construction projects. In this study, the effectiveness of project digital communication variables acts as a mediating variable. The population and sample in this study were 60 respondents. The sampling technique used was a census sampling technique where the entire population was sampled. The research method used was a quantitative research method with data analysis methods using descriptive analysis and SEM-PLS analysis. The results showed that the timeliness of material delivery had a significant effect on construction project delays. The quality of internal logistics management had a significant effect on construction project delays. The performance of suppliers and procurement systems had a significant effect on construction project delays. The effectiveness of project digital communication variables was unable to mediate the effect of timeliness of delivery on construction project delays. The effectiveness of project digital communication variables played a role in mediating the effect of the quality of internal logistics management on construction project delays. The effectiveness of project digital communication did not mediate the effect of supplier performance and procurement systems on construction project delays. Future researchers are advised to expand the research to other types of construction projects, such as infrastructure or industrial projects, to increase the generalizability of the results. Future research could include other variables that could potentially influence construction project delays, such as weather factors, design changes, contractor financial conditions, and workforce competency. Keywords: project delays, material availability, effectiveness of project digital communication Pada proyek konstruksi ketepatan waktu penyelesaian proyek menjadi salah satu tolok ukur keberhasilan sebuah proyek. Proyek konstruksi yang umumnya memiliki rencana kerja dan jadwal pelaksanaan, kapan proyek harus dimulai dan kapan harus berakhir. Keberhasilan suatu proyek dipengaruhi oleh kinerja setiap komponen pelaksana pekerjaan, termasuk pemilik proyek. Penelitian ini bertujuan untuk menganalisis pengaruh ketepatan waktu pengiriman material, kualitas manajemen logistik internal, kinerja pemasok dan sistem pengadaan serta efektifitas komunikasi digital proyek terhadap keterlambatan proyek konstruksi komersial rendah. Pada penelitian ini variabel efektifitas komunikasi digital proyek berperan sebagai variabel mediasi. Jumlah populasi dan sampel pada penelitian ini adalah sebanyak 60 orang responden. Teknik sampling yang digunakan adalah teknik sampling sensus dimana seluruh populasi menjadi sampel. Metode penelitian yang digunakan adalah metode penelitian kuantitatif dengan metode analisis data menggunakan analisis deskriptif dan analisis SEM-PLS. Hasil penelitian menunjukkan bahwa ketepatan waktu pengiriman material memiliki pengaruh yang signifikan terhadap keterlambatan proyek konstruksi. Kualitas manajemen logistik internal memiliki pengaruh yang signifikan terhadap keterlambatan proyek konstruksi. Kinerja pemasok dan sistem pengadaan memiliki pengaruh yang signifikan terhadap keterlambatan proyek konstruksi. Variabel efektifitas komunikasi digital proyek tidak mampu memediasi pengaruh ketepatan waktu pengiriman terhadap keterlambatan proyek konstruksi. Variabel efektifitas komunikasi digital proyek berperan memediasi pengaruh kualitas manajemen logistik internal berpengaruh terhadap keterlambatan proyek konstruksi. Variabel efektifitas komunikasi digital proyek tidak memediasi pengaruh kinerja pemasok dan sistem pengadaan terhadap keterlambatan proyek konstruksi. Peneliti selanjutnya disarankan untuk memperluas objek penelitian pada jenis proyek konstruksi lain seperti infrastruktur atau proyek industri, guna meningkatkan generalisasi hasil penelitian. Penelitian mendatang dapat menambahkan variabel lain yang berpotensi mempengaruhi keterlambatan proyek konstruksi seperti faktor cuaca, adanya perubahan desain, kondisi keuangan kontraktor dan kompetensi tenaga kerja.
