Abstract
Material is a component that contributes 40-60% of project costs. The phase 5 factory project uses a reinforced concrete structure and post tension, the project work contract is design and build(Design and Build). Implementation of stage 5 tender with construction time from June 2023 to August 2023. Very short project tender time, drawing design is not detailed and estimate calculations use conventional methods, construction waste occurs due to inaccuracies in calculating material requirements estimates, calculate material waste using the purposive sampling method by taking material volume data obtained from calculations using the Building Information Modeling (BIM) 5D Cubicost method and the total volume of material purchased. Use the Cubicost application in planning construction costs to reduce the risk of construction waste. The research results show that the percentage of waste in K-400 concrete material is 0.70%, K-300 concrete material is 1.01%, reinforcing steel material is 3.72%, and formwork material is 2,51%. Keywords: tender time,Estimation Calculations, Conventional Methods, Waste materials, Cubicost Material sebagai salah satu komponen yang mempunyai kontribusi sebesar 40-60% dari biaya proyek. Proyek pabrik tahap 5 menggunakan struktur beton bertulang dan post tension, kontrak pengerjaan proyek yaitu rancang dan bangun (Design And Build). Pelaksnaan tender tahap 5 dengan waktu pengerjaan Juni 2023 hingga agustus 2023. Waktu tender proyek yang sangat singkat perancangan gambar tidak detail dan perhitungan estimasi menggunakan metode konvensional, limbah konstruksi terjadi akibat ketidakakuratan dalam perhitungan estimasi kebutuhan material, menghitung waste material menggunakan metode purposive sampling dengan mengambil data volume material yang diperoleh dari perhitungan menggunakan metode Building Information Modeling (BIM) 5D Cubicost dan Jumlah volume material yang dibeli. Penggunaan aplikasi Cubicost dalam perencanaan biaya konstruksi untuk mengurangi resiko adanya limbah konstruksi. Hasil penelitian menunjukan bahwa persentase waste pada material beton k-400 sebesar 0.70%, material beton k-300 sebesar 1,01% , material besi tulangan sebesar 3.72%, dan material bekisting sebesar 2.51%.
