Abstract

Structural work is one of the most critical aspects of construction projects. In structural construction, several expenses are required, including the cost of concrete work, the cost ironing work and the cost of formwork work. Careful planning is required to maximise the completion of structural work within the planned time and minimise the wastage of costs and time. The object to be analysed in this project is constructing a radiotherapy bunker building at the Fatmawati General Hospital Integrated Cancer Service Building, which is being carried out in stages. The project location is in an active hospital area with narrow land, so tool manoeuvres are limited. The obstacle in implementing this project was the limited stock of materials. The owner instructed that one bunker could be finished quickly with a structure that complies with BAPETEN standards, so innovation was needed to overcome these obstacles. This project aims to overcome these problems by comparing costs and time on bunker structure work. The method used the method of zoning and non-zoning. Calculating the volume and cost of the bunker structure work is done using Microsoft Excel and Microsoft Project. Data collection techniques were carried out using literature studies and interviews. Based on the research that has been done, the results show that there is a difference in the cost of carrying out the work between the non-zoning method and the zoning method, where the costs and time spent using the non-zoning method are more expensive and more extended than using the zoning method so that the use of the zoning method is considered much more profitable because resulting in the effectiveness of the time and costs incurred. Keywords: Structural Work, Zoning, Cost and Time Analysis, Construction Management. Pekerjaan struktur merupakan salah satu aspek terpenting dalam pembangunan proyek konstruksi. Dalam pekerjaan stuktur konstruksi terdapat beberapa pengeluaran yang diperlukan, antara lain biaya pekerjaan beton, biaya pekerjaan pembesian dan biaya pekerjaan bekisting. Perencanaan yang matang diperlukan untuk memaksimalkan penyelesaian pekerjaan struktur dengan waktu yang telah direncanakan serta meminimalisir pemborosan biaya dan waktu. Objek yang akan dianalisis pada proyek ini adalah pembangunan gedung bunker radioterapi pada Gedung Pelayanan Kanker Terpadu RSUP Fatmawati yang dilakukan secara bertahap. Lokasi proyek berada di dalam kawasan rumah sakit aktif dengan lahan yang sempit sehingga manuver alat terbatas. Kendala dalam pelaksanaan proyek ini adalah terbatasnya stok material dan owner menginstuksikan agar satu bunker dapat selesai cepat dengan struktur yang sesuai dengan standar BAPETEN sehingga diperlukan inovasi untuk mengatasi kendala tersebut. Proyek ini bertujuan untuk mengatasi permasalahan tersebut dengan melakukan analisis perbandingan biaya dan waktu pada pekerjaan struktur bunker. Metode yang digunakan adalah metode pembagian zona (zoning) dan non zona. Proses perhitungan volume dan biaya pada pekerjaan struktur bunker dilakukan menggunakan Microsoft Excel dan Microsoft Project. Teknik pengumpulan data dilakukan dengan cara studi literatur dan wawancara. Berdasarkan penelitian yang telah dilakukan, diperoleh hasil bahwa terdapat selisih biaya pelaksanaan pekerjaan antara metode non zona dan metode zoning dimana biaya dan waktu yang dikeluarkan dengan metode non zona lebih mahal dan lebih lama daripada menggunakan metode pembagian zoning sehingga penggunaan metode zoning dinilai jauh lebih menguntungkan karena menghasilkan efektivitas dari waktu dan biaya yang dikeluarkan.
