Abstract
The Apple 3 Condovilla project is a condovilla building construction project undertaken by PT. Abadi Prima Intikarya as a contractor located in South Jakarta. The condovilla construction project which has 4 floors and 1 basement floor started from April 2021 and is projected to be completed in September 2023. The Apple 3 Condovilla project is currently in its 31st week of finishing work and is experiencing a delay of -4.258%, the owner has instructed the facade finishing work to be completed in November or the 38th week. In addition, there are changes in the planning design in the commercial area on the ground floor and several material approvals which are still hampered by the administration at the Construction Managers and the owner, making the progress of work in the field increasingly hampered. This study aims to determine the work items included in the critical path using PDM and to determine the optimal duration of the facade work of the Apple 3 Condovilla project, Lebak Bulus-South Jakarta using the CCPM method. So that it can find out the necessary followup on the scheduling of future projects. For research data collection, researchers collect data based on literature and also make direct observations in the field and hold discussions with competent parties in the field being studied in the project, compiled based on the indicators contained in the research variables. The data that has been collected is then carried out by scheduling analysis using the CCPM scheduling method. The critical paths for the facade work of the Apple 3 Condovilla project are masonry work, plaster, painting, railing, GRC list profile, GRC ornament. The new scheduling using the CCPM method resulted in the duration of the Apple 3 Condovilla facade finishing work of 46 days including the project buffer duration of 17 days. Whereas the previous schedule using the s curve had a duration of 56 days. Scheduling with CCPM reduces the duration of pre-planned jobs by 10 days. Keywords: Network Planning, Critical path, PDM, Optimal Duration, CCPM, Project Buffer Proyek Apple 3 Condovilla merupakan proyek pembangunan gedung condovilla yang dikerjakan oleh PT. Abadi Prima Intikarya sebagai kontraktor yang berlokasi di Jakarta Selatan. Proyek pembangunan condovilla yang memiliki 4 lantai dan 1 lantai basement dimulai dari bulan April tahun 2021 dan diproyeksikan akan selesai pada bulan September 2023. Proyek Apple 3 Condovilla saat ini berada di minggu ke-31 pada tahap pekerjaan finishing dan mengalami keterlambatan sebesar -4,258%, dari pihak owner telah menginstruksikan pekerjaan finishing fasad selesai pada bulan November atau minggu ke38. Selain itu adanya perubahan desain perencanaan di area komersil lantai dasar dan beberapa approval material yang masih terkendala administrasi di MK dan owner menjadikan progress pekerjaan di lapangan makin terhambat. Penelitian ini bertujuan untuk mengetahui item pekerjaan yang termasuk dalam lintasan kritis dengan menggunakan PDM dan mengetahui durasi optimal pada pekerjaan fasad proyek Apple 3 Condovilla, Lebak Bulus- Jakarta Selatan dengan metode CCPM. Sehingga dapat mengetahui tindak lanjut yang diperlukan pada penjadwalan proyek yang akan datang. Untuk pengumpulan data penelitian, peneliti mengumpulkan data berdasarkan literatur dan juga melakukan pengamatan langsung di lapangan dan melakukan diskusi dengan pihak-pihak yang berkompeten dibidang yang sedang diteliti pada proyek tersebut, disusun berdasarkan indikator-indikator yang terdapat pada variabel penelitian. Data-data yang telah terkumpul selanjutnya dilakukan analisis penjadwalan dengan metode penjadwalan CCPM. Lintasan kritis pada pekerjaan fasad proyek Apple 3 Condovilla adalah pekerjaan pasangan bata, plester, pengecatan, railing, profil list GRC, ornament GRC. Penjadwalan baru dengan metode CCPM menghasilkan durasi pekerjaan finishing fasad proyek Apple 3 Condovilla sebesar 46 hari termasuk durasi project buffer 17 hari. Sedangkan penjadwalan sebelumnya yang mengunakan kurva s memiliki durasi 56 hari. Penjadwalan dengan CCPM mengurangi durasi pekerjaan yang sudah direncanakan sebelumnya sebanyak 10 hari.
