Abstract

The increasing population growth in urban areas and limited land make the construction of Flats (Rusun) a major program in the solution for slum settlements in the city. This is done for the Jakarta City Government in completing settlements. Tongkol 10 Flat is a property compensation system for the original residents of the settlement and is then used as a lease. However, the unclear housing ownership system and the worrying physical condition of the flats mean that the flats must meet the rules of decent housing. Based on livable and sustainable principles. The purpose of making this design report is to obtain the design of the Jalan Tongkol 10 Flats that responds to cultural heritage and sustainable principles, and appreciates the history of Batavia castle with prospective residents of the flats. Keywords : A Flats, Sustainable, Heritage, Space of Flexibility, Village People, Design Pertumbuhan penduduk di perkotaan yang semakin meningkat serta lahan yang terbatas membuat pembangunan Rumah Susun (Rusun) menjadi program andalam dalam solusi untuk permukiman kumuh di kota. Hal ini dilakukan untuk Pemerintah Kota Jakarta dalam menyelesaikan permukiman. Rusun Tongkol 10 ini merupakan sistem kompensasi milik bagi penghuni asli permukiman dan selanjutnya dijadikan sewa. Namun sistem kepemilikan hunian yang tidak jelas dan kondisi fisik rusun yang mengkhawatirkan, mengidisikan bahwa rusun harus memenuhi kaidah hunian yang layak huni. Berdasarkan kaidah layak huni dan berkelanjutan. Tujuan dari pembuatan laporan perancangan ini adalah untuk memperoleh rancangan Rumah Susun Jalan Tongkol 10 yang merespon cagar budaya dan prinsip berkelanjutan, serta menghargai sejarah kastil Batavia dengan calon penghuni rusun.
