Abstract
Planning the basic structure of the building becomes very important, especially in selecting the appropriate type of foundation that will facilitate the process of working on the building. The type to be used can be planned optimally and efficiently in order to produce work methods that are in accordance with field conditions without reducing the quality produced. This study aims to determine the effectiveness value obtained from the Value Engineering analysis of the work in the Skybridge building at the East Jakarta Halim LRT Integration Station Development Project, to determine the most effective and safe type of foundation in the Skybridge building at the East Jakarta Halim LRT Integration Development Project, to knowing the impact of the Value Engineering analysis results on foundation work in the Skybridge building in assisting the re-planning of the mezzanine floor work in the Entrance hall building, especially in terms of costs in the East Jakarta Halim LRT Integration Station Development Project. The impact of the Value Engineering analysis on foundation work in the Skybridge building can help the cost of re-planning the mezzanine floor work in the Entrance hall building, the cost that can be helped is 89.52% of the savings in foundation work in the Skybridge building. The results showed that the effectiveness value obtained from the Value Engineering analysis of foundation work in the Skybridge building at the Halim LRT Integration Station Development Project when viewed from a cost perspective was Rp. 1,986,593,514. With the Budget Plan (RAB) the initial foundation work is Rp. 3,259,073,514. The savings obtained are 60.96% of the initial cost. The most effective type of foundation in terms of work execution time is the Spun pile foundation, the foundation is 19 days faster than the Bore pile foundation. Keywords: Time, Cost, Foundation, Value Engineering Perencanaan struktur awal pondasi pada gedung menjadi sangat penting terutama dalam pemilihan jenis pondasi yang sesuai akan memperlancar proses pekerjaan gedung tersebut. Jenis pondasi yang akan digunakan tersebut dapat direncanakan secara optimal dan efisien agar menghasilkan metode pekerjaan yang sesuai dengan kondisi lapangan tanpa mengurangi kualitas yang dihasilkan. Penelitian ini bertujuan untuk mengetahui nilai efektifitas yang diperoleh dari hasil analisis Value Engineering pekerjaan pondasi di bangunan Skybridge pada Proyek Pembangunan Stasiun Integrasi LRT Halim Jakarta Timur, untuk mengetahui jenis pondasi yang paling efektif dan aman di bangunan Skybridge pada Proyek Pembangunan Stasiun Integrasi LRT Halim Jakarta Timur, untuk mengetahui dampak dari hasil analisis Value Engineering pekerjaan pondasi di bangunan Skybridge dalam membantu perencanaan ulang pekerjaan lantai mezzanine di bangunan Entrance hall, khususnya dilihat dari segi biaya pada Proyek Pembangunan Stasiun Integrasi LRT Halim Jakarta Timur. Dampak dari hasil analisis Value Engineering pada pekerjaan pondasi di bangunan Skybridge dapat membantu biaya perencanaan ulang pekerjaan lantai mezzanine di bangunan Entrance hall, biaya yang dapat di bantu sebesar 89.52% dari penghematan pekerjaan pondasi di bangunan Skybridge. Hasil penelitian menunjukan nilai efektifitas yang diperoleh dari hasil analisis Value Engineering pekerjaan pondasi di bangunan Skybridge pada Proyek Pembangunan Stasiun Integrasi LRT Halim jika dilihat dari segi biaya adalah sebesar Rp 1.986.593.514. Dengan Rencana Anggaran Biaya (RAB) awal pekerjaan pondasi sebesar Rp 3.259.073.514. penghematan yang diperoleh adalah 60,96% dari biaya awal. Jenis pondasi yang paling efektif dari segi waktu pelaksanaan pekerjaan adalah pondasi Spun pile, pondasi tersebut 19 hari lebih cepat dibandingkan podasi Bore pile.
