Abstract

In line with the development of DKI Jakarta, where limited land and high land prices have become problems in providing proper housing for people, especially those with low income, one solution is to build vertical housing or better known as the construction of flats. It cannot be denied that the low-income people who are the target of these flats are mostly urbanized communities, namely people who move from villages to cities in search of a better livelihood. This urbanized society has a culture or way of life of rural communities that emphasizes social interaction in their social interactions, and this culture is still attached even though they have moved to the city. Therefore, a flat is needed to accommodate the needs of this urbanized community, so that they are comfortable living in a flat, and the activities of composing this low-income community can be carried out properly and do not cause new problems such as a mangled apartment, or slum, the wrong occupants of the flat. goals, and other problems. Keywords: City Development, Limited Land, Low Income, Flats, Cakung Barat Seiring dengan perkembangan Kota DKI Jakarta di mana keterbatasan lahan dan mahalnya harga tanah menjadi masalah dalam penyediaan hunian layak bagi masyarakat terutama mereka yang berpenghasilan rendah, maka salah satu solusinya adalah pembangunan hunian vertikal atau lebih dikenal dengan pembangunan rumah susun. Tidak bisa dipungkiri bahwa masyarakat berpenghasilan rendah yang menjadi sasaran rumah susun ini sebagian besar adalah masyarakat urbanisasi, yaitu masyarakat yang berpindah dari desa ke kota untuk mencari penghidupan yang lebih baik. Masyarakat urbanisasi ini memiliki kebudayaan atau cara hidup masyarakat desa yang menonjolkan keguyuban dalam berinteraksi sosialnya, dan budaya ini masih melekat meskipun mereka sudah berpindah ke kota. Oleh karena itu dibutuhkan bentuk rumah susun yang mengakomodasi kebutuhan masyarakat urbanisasi ini, supaya mereka nyaman tinggal di rusun, dan kegiatan merusunkan masyarakat berpenghasilan rendah ini bisa terlaksana dengan baik dan tidak menimbulkan permasalahan baru seperti rumah susun yang mangrak, atau kumuh, penghuni rusun yang salah sasaran, dan permasalahan lainnya.
