Abstract

Occurrence of population growth that has increased sharply every year has caused housing needs problems which are increasingly increasing transportation problems are also increasing which is increasingly complicated, congestion occurs almost every day. One strategy to reduce this problem is to create an area with the concept of TOD (Transit Oriented Development), which is a strategy to create a sustainable city through mixed land use, and walk comfortably around the transportation station. TOD is widely known as a concept that addresses the needs of transit areas. Among the benefits of TOD are reduced car use and family expenses for transportation, increased pedestrian and transit users, reviving the downtown area, increasing density and intensity, saving development expenses for parking, and increasing property values and various activities around transit, Keywords: Transit Oriented Development (TOD), mass transportation, mixed use. Terjadinya pertumbuhan penduduk yang meningkat tajam setiap tahunnya telah menyebabkan permasalahan kebutuhan hunian yang semakin meningkat masalah transportasi juga meningkat yang semakin rumit, kemacetan terjadi hampir setiap hari. Salah satu strategi dalam mengurangi masalah tersebut adalah dengan membuat kawasan dengan konsep TOD (Transit Oriented Development) yaitu strategi untuk membuat kota yang berkelanjutan melalui tata guna lahan campuran, dan berjalan kaki dengan nyaman di sekitar stasiun angkutan. TOD telah dikenal luas sebagai konsep yang menjawab kebutuhan area transit. Diantara manfaat dari TOD adalah penurunan penggunaan mobil dan pengeluaran keluarga untuk transportasi, peningkatan pejalan kaki dan pengguna transit, menghidupkan kembali kawasan pusat kota, peningkatan densitas dan intensitas, penghematan beban pengembangan untuk parkir, serta peningkatan nilai properti dan berbagai kegiatan disekitar transit, Kata Kunci: Transit Oriented Development (TOD), Transportasi massal, mixed used.
