Abstract

Jakarta is the capital city which is also the center of the economy and an attraction for people from outside Jakarta. The increase in the level of urbanization, the need for urban facilities and infrastructure has also increased, especially in the residential sector, this is still not able to solve for low-income people, in advance, the limited residential land in Jakarta. Finally, many people choose to live on riverbanks, railroad tracks, and other illegal places. A flat which functions to overcome settlement problems in Jakarta, as the name implies, is a multi-storey building built in an environment which is divided into sections that are functionally structured in horizontal or vertical directions which function as a residential area and are equipped with common sections, common objects, and common land. In building these flats, low-income urban communities must be able to accommodate so that these flats do not cause new problems in the future. Jakarta merupakan ibu kota yang sekaligus menjadi pusat ekonomi dan daya tarik bagi orang dari luar Jakarta. Seiring tingginya tingkat urbanisasi kebutuhan sarana dan prasarana perkotaan juga ikut bertambah terutama sektor pemukiman, hal ini masih belum dapat dipecahkan untuk masyarakat berpenghasilan rendah terlebih semakin terbatasnya lahan pemukiman yang ada di Jakarta. Akhirnya banyak masyarakat banyak yang memilih untuk tinggal di bantaran kali, rel kereta, dan tempat ilegal lainnya. Rumah susun hadir guna menanggulangi permasalhan pemukiman yang ada di Jakarta, sesuai dengan namanya rumah susun adalah bangunan bertingkat yang dibangun dalam suatu lingkungan yang terbagi dalam bagian-bagian yang distrukturkan secara fungsional dalam arah horizontal maupun vertikal yang berfungsi untuk tempat hunian dan dilengkapi dengan bagian bersama, benda bersama, dan tanah bersama. Dalam membangun rumah susun ini karakteristik masyarakat urban berpenghasilan rendah harus dapat diakomodasi agar rumah susun ini tidak menimbulkan masalah baru di kemudian hari.
