Abstract

The One Stop Living plan, implemented through a mixed-use concept, in the Blok M area aims to create a compact, integrated, and efficient urban area by combining residential, commercial, and public facilities within a single site. This research is motivated by Blok M's character as a major activity hub in South Jakarta, with strong potential for development as a transit-oriented area with high activity levels throughout the day. The methods used include literature review, analysis of existing land use, studies of pedestrian and public transportation movement patterns, and analysis of the area's potential and problems to formulate a mixed-use spatial concept and structure that supports the One Stop Living lifestyle. The planning results indicate that the application of vertical and horizontal functional zoning (residential on the upper floors, commercial and public facilities on the lower floors, and direct connectivity with transportation hubs) can improve the accessibility of daily activities within a walking radius and strengthen integration with the mass transportation network. This concept contributes to reducing dependence on private vehicles, improving the quality of public spaces, and activating the area during various usage hours. The main research recommendations are strengthening comfortable and safe pedestrian connectivity, developing active podiums that connect various functions, and synchronizing spatial planning and transportation policies to support the implementation of the Blok M area as a prototype of mixed-use-based One Stop Living in Jakarta. Keywords: Architecture, Planning, Mixed-Use, Commercial, Office Perencanaan One Stop Living melalui konsep mixed-use di kawasan Blok M bertujuan mewujudkan kawasan perkotaan yang kompak, terintegrasi, dan efisien dengan menggabungkan fungsi hunian, komersial, perkantoran, dan fasilitas publik dalam satu kesatuan tapak. Penelitian ini dilatarbelakangi oleh karakter Blok M sebagai salah satu simpul kegiatan utama di Jakarta Selatan yang memiliki potensi kuat untuk dikembangkan sebagai kawasan berorientasi transit dengan intensitas aktivitas tinggi sepanjang hari. Metode yang digunakan meliputi studi literatur, analisis tata guna lahan eksisting, kajian pola pergerakan pejalan kaki dan angkutan umum, serta analisis potensi dan masalah kawasan untuk merumuskan konsep dan struktur ruang mixed-use yang mendukung pola hidup One Stop Living. Hasil perencanaan menunjukkan bahwa penerapan zonasi vertikal dan horizontal fungsi (hunian di lantai atas, komersial dan fasilitas publik di lantai bawah, serta konektivitas langsung dengan simpul transportasi) mampu meningkatkan keterjangkauan aktivitas harian dalam radius jalan kaki serta memperkuat integrasi dengan jaringan transportasi massal. Konsep ini berkontribusi pada pengurangan ketergantungan kendaraan pribadi, peningkatan kualitas ruang publik, dan pengaktifan kawasan pada berbagai jam penggunaan. Rekomendasi utama penelitian adalah penguatan konektivitas pejalan kaki yang nyaman dan aman, pengembangan podium aktif yang menghubungkan berbagai fungsi, serta sinkronisasi kebijakan tata ruang dan transportasi untuk mendukung implementasi kawasan Blok M sebagai prototipe One Stop Living ber basis mixed-use di Jakarta.
