Abstract
Pasar tradisional tetap menjadi peran strategis sebagai pusat aktivitas ekonomi masyarakat, meskipun keberadaan pasar modern terus berkembang pesat. Namun, tidak sedikit tempat usaha di pasar tradisional yang dikelola oleh Perumda Pasar Jaya di wilayah Jakarta Pusat masih kosong akibat tarif sewa yang dianggap tidak sesuai kondisi pasar. Penelitian ini bertujuan membangun model prediksi tarif sewa tempat usaha menjadi lebih obyektif dan didasarkan pada analisis data. Data yang digunakan merupakan data sekunder dari Nota Dinas Sosialisasi Tarif Biaya Pemeliharaan dan Pengelolaan (BPP) tahun 2021, ada 1000 dataset yang akan digunakan, mencakup variabel seperti tipe tempat usaha, jenis penjualan, dan lokasi. Hasil penelitian ini menunjukkan bahwa jenis tempat usaha dan lokasi sangat berpengaruh terhadap besarnya harga sewa. Model prediksi yang dibuat dalam penelitian ini bisa digunakan untuk memberikan saran penyesuaian tarif sewa yang lebih adil dan sesuai dengan kondisi lapangan. Model ini juga bisa membantu pengelola pasar dalam menetapkan harga sewa yang lebih tepat. Selain itu, penelitian ini memberikan kontribusi dalam pengembangan cara memprediksi harga sewa dengan bantuan data, khususnya untuk pasar tradisional. Traditional markets continue to play a strategic role as centers of community economic activity, despite the rapid expansion of modern markets. However, many business units in traditional markets managed by Perumda Pasar Jaya in Central Jakarta remain vacant due to rental rates perceived as misaligned with actual market conditions. This study aims to build a predictive model for business rental prices that is more objective and data-driven. The data used are secondary data sourced from the 2021 Official Memorandum on Maintenance and Management Fees (BPP), consisting of 1,000 datasets covering variables such as business type, type of merchandise, and location. The results show that both the type of business unit and its location significantly influence rental prices. The predictive model developed in this study can offer recommendations for more fair and appropriate rental pricing adjustments in line with field conditions. This model can also assist market managers in setting more accurate rental rates. Moreover, this research contributes to the development of data-driven rental price prediction methods, particularly in the context of traditional markets.
