Abstract
PT Amman Mineral Nusa Tenggara (AMNT) is a mining company that operates 25,000 ha of copper and gold mines located on Sumbawa Island. As time went by, PT AMNT took the initiative to add supporting facilities in the mining area, namely the Construction of the Camp Facility Project. However, PT. AMNT also gave a time limit of 3 months for the construction of the site office in the Camp Facility area so that it could be operational immediately. This time limit encouraged the company’s project management team to seek efforts to optimize the duration of the project implementation. So the purpose of this study, which reflects on the construction of the project, is to select the right construction method by considering its advantages and disadvantages, then it will be compared in terms of cost and time. The author’s analysis identified that the implementation of the project with the conventional method takes 120 days while the implementation of the project with the modular method takes 38 days. The estimated cost value of the project for the conventional method is Rp. 987,850,846.83. while the estimated cost value for the modular method is Rp. 758,699,953.73. The author then conducted an acceleration analysis of the conventional method with reference to the duration of project implementation with the modular method. Through the analysis conducted, it was identified that the optimum acceleration duration of the project was 82 days. Through a series of analyses conducted, the author recommends the use of the modular method for the construction of the Site Office Owner Engineer on the Camp Facility Project in the Amman Mineral Mining Area, Nusa Tenggara, Sumbawa Keywords: project management, modular, conventional buildings PT Amman Mineral Nusa Tenggara (AMNT) adalah perusahaan pertambangan yang mengoperasikan 25.000 ha tambang tembaga dan emas yang terletak di Pulau Sumbawa. Seiring berjalaannya waktu PT AMNT berinisiasi utuk menambah fasilitas penunjang di area pertambangan tersebut yaitu Pembangunan Proyek Camp Facility. Namun PT. AMNT juga memberikan batasan waktu selama 3 bulan untuk pembangunan site office pada area Camp Facility tersebut sehingga dapat segera bisa beroperasional. Batasan waktu tersebut mendorong tim manajemen proyek perusahaan untuk mencari upaya untuk mengoptimalkan durasi perlaksanaan proyek. Sehingga tujuan dari penelitian ini yang berkaca dari pembangunan proyek tersebut yaitu melakukan pemilihan metode konstruksi yang tepat dengan mempertimbangan kelebihan serta kekurangannya, lalu akan dibandingkan dari segi biaya dan waktu. Analisis penulis mengidentifikasi bahwa pelaksanaan proyek dengan metode konvesional membutuhkan waktu 120 Hari sedangkan pelaksanaan proyek dengan metode modular membutuhkan waktu 38 Hari. Nilai estimasi biaya proyek bagi metode konvensional adalah Rp. 987.850.846,83. sedangkan nilai estimasi biaya bagi metode modular adalah Rp. 758.699.953,73. Penulis selanjutnya melakukan analisis percepatan kepada metode konvensional dengan acuan durasi pelaksanaan proyek dengan metode modular. Melalui analisis yang dilakukan diidentifikasi bahwa durasi percepatan optimum proyek adalah 82 hari. Melalui rangkaian analisis yang dilakukan tersebut penulis merekomendasikan penggunaan metode modular untuk pembangunan Site Office Owner Engineer pada Proyek Camp Facility Area Pertambangan Amman Mineral Nusa Tenggara, Sumbawa.
