Abstract
The use of the budget for architectural work in projects is generally quite large so it is necessary to apply value engineering. Architectural work itself is finishing work related to nonstructural development projects. The purpose of this study is to find out the influencing factors in the implementation of the value engineering method and to find out how much cost savings are obtained after implementing value engineering. Wall work, roofing work and door and window frame work are considered to have a large contribution to the total cost. After conducting a statistical test using SPSS software, it was found that there were 7 factors that influenced the implementation of the project, including scheduling and supervision of project activities, Competent team involvement with VE, Good support for VE, Mature process of planning activities and project costs, Good information quality, Commitment and support, and Application of creativity in finding alternative solutions that can increase project value. The application of the value engineering (VE) method succeeded in improving cost performance with a savings of 13.47%. Keywords: Value Engineering (VE), Cost Performance, Architectural Work, Housing Projects Penggunaan anggaran pada pekerjaan arsitektur pada proyek umumnya bisa dibilang cukup besar sehingga perlu dilakukan penerapan rekayasa nilai. Pekerjaan arsitektur sendiri ialah pekerjaan finishing yang berkaitan dengan proyek pembangunan yang bersifat non-struktural. Tujuan penelitian ini adalah untuk mengetahui faktor yang berpengaruh dalam pelaksanaan metode value engineering dan untuk mengetahui seberapa besar penghematan biaya yang diperoleh setelah menerapkan value engineering. Pekerjaan dinding, pekerjaan atap serta pekerjaan kusen pintu dan jendela dianggap mempunyai kontribusi besar terhadap total biaya. Setelah dilakukan uji statistik menggunakan perangkat lunak SPSS didapatkan faktor yang berpengaruh dalam pelaksanaan terdapat 7 faktor diantaranya adalah Penjadwalan dan pengawasan dari kegiatan proyek, Keterlibatan tim yang kompeten terhadap VE, Adanya dukungan yang baik terhadap VE, Proses perencanaan kegiatan dan biaya proyek yang matang, Kualitas informasi yang baik, Komitmen dan dukungan, dan Penerapan kreativitas dalam menemukan solusi alternatif yang dapat meningkatkan nilai proyek. Penerapan metode value engineering (VE) berhasil untuk meningkatkan kinerja biaya dengan penghematan sebesar 13,47%.
