Abstract
This study aims to analyze the factors causing building damage at Botanica Tower 3 Apartment, Kebayoran Lama, South Jakarta, using the Root Cause Analysis (RCA) method. Data were collected through field observations, interviews with apartment residents, and records from the CFM Inspector application documenting preventive and corrective maintenance activities. The analysis techniques involved the use of the Pareto 80/20 diagram to prioritize the most significant issues and the tools RCA to explore the root causes of the damage. The study results reveal that the most dominant building damages include ceiling leaks in bathroom areas, water seepage in walls, and poor finishing quality. The primary causes of these issues are excessive work requests/delegations and the use of methods that do not comply with specifications. The recommendations provided focus on improving maintenance management procedures by enhancing preventive inspection schedules, using materials that meet standards, and conducting intensive training for maintenance teams to improve responsiveness and work quality. Implementing these recommendations is expected to increase resident satisfaction, extend the building’s lifespan, and reduce the risk of future damages. Penelitian ini bertujuan untuk menganalisis faktor penyebab kerusakan bangunan di Apartemen Botanica Tower 3, Kebayoran Lama, Jakarta Selatan, dengan menggunakan metode Root Cause Analysis (RCA). Data dikumpulkan melalui observasi lapangan, wawancara dengan pakar, serta catatan aplikasi CFM Inspector yang mendokumentasikan kegiatan pemeliharaan preventif dan korektif. Teknik analisis melibatkan penggunaan diagram Pareto 80/20 untuk memprioritaskan masalah yang paling signifikan dan tools RCA untuk menggali akar penyebab kerusakan. Hasil penelitian menunjukkan bahwa kerusakan bangunan yang paling dominan meliputi plafon bocor di area kamar mandi, rembesan air di dinding, dan kualitas finishing yang buruk. Penyebab utama masalah ini adalah terlalu banyaknya Work Request/Pendelegasian, dan metode yang digunakan yang tidak sesuai spesifikasi. Rekomendasi yang diajukan meliputi perbaikan prosedur manajemen pemeliharaan dengan fokus pada peningkatan jadwal inspeksi preventif, penggunaan material yang sesuai standar, serta pelatihan intensif bagi tim pemeliharaan untuk meningkatkan responsivitas dan kualitas pekerjaan. Implementasi dari rekomendasi ini diharapkan dapat meningkatkan kepuasan penghuni, memperpanjang umur bangunan, serta mengurangi risiko kerusakan di masa mendatang.
