Abstract
Every construction project often experiences delays. In the implementation of the Elevee Penthouse and Residence Project Construction there was a delay which based on the resume had a delay of 157 days or the equivalent of 5 months. This delay can occur due to several factors. For this reason, research was carried out on the factors that cause delays with the aim of this research being to find out the factors that cause delays and the most dominant factors that cause delays. The research method used in this research is a combination method, by determining research variables based on previous journals. Supported by distributing questionnaires to 44 respondents. After collecting the data, an analysis of the factors causing delays in the Elevee Penthouse and Residence construction project was made with data processed using Microsoft Excel and SPSS version 25 software. From the research results, there were 4 factors that had a significant influence on the causes of delays, namely, place characteristics factors, equipment, external condition factors, financial factors and design factors. Then, based on linear regression analysis, there are 3 dominant factors, namely the financial factor (X7) with a coefficient value of 0.293, the equipment factor (X4) with a coefficient value of 0.193 and the labor factor (X1) with a coefficient value of 0.103. Keywords: Delay factors, Construction Projects, SPSS Setiap proyek konstruksi sering mengalami keterlambatan. Dalam pelaksanaan royek pembangunan Elevee Penthouse and Residence terdapat keterlambatan yang berdasarkan resume memiliki keterlambatan sebesar 157 hari atau setara 5 bulan. Keterlambatan tersebut bisa terjadi dikarenakan oleh beberapa faktor. Untuk itu dilakukan penelitian terhadap faktor penyebab keterlambatan dengan tujuan penelitian ini adalah untuk mengetahui faktor-faktor penyebab keterlambatan dan faktor yang paling dominan yang menyebabkan keterlambatan. Metode penelitian yang di gunakan pada penelitian ini adalah metode kombinasi, dengan menentukan variabel penelitian berdasarkan jurnal jurnal terdahulu. Didukung dengan penyebaran kuesioner kepada 44 responden. Setelah pengumpulan data didapat, dibuat analisis faktor penyebab keterlambatan pada proyek pembangunan Elevee Penthouse and Residence dengan data diolah menggunakan software Microsoft excel dan SPSS versi 25. Dari hasil penelitian, terdapat 4 faktor yang berpengaruh signifikan terhadap penyebab keterlambatan yaitu, faktor karakteristik tempat, faktor peralatan, faktor eksternal kondisi, faktor keuangan serta faktor design. Kemudian bedasarkan analisis regresi linier terdapat 3 faktor yang dominan yaitu faktor keuangan (X7) dengan nilai koefisien 0,293, faktor peralatan (X4) dengan nilai koefisien 0,193 dan faktor tenaga kerja (X1) dengan nilai koefisien 0,103.
