Abstract

The Elevee Penthouse and Residence construction project experienced delays, especially in structural work. Based on the results of interviews and literature studies, several main factors were found, namely design changes, one of which was the structural design at the mezzanine floor elevation, which was originally + 6,000m, changed to + 7,500m, which greatly affected the project schedule. This study concludes that effective risk management is crucial in large-scale construction projects such as the Elevee Penthouse and Residence. By applying the Severity Index method, it is expected that risks that have the potential to cause delays can be identified and appropriate preventive measures can be taken. Based on the results of the analysis of risk identification in the implementation of the Elevee Penthouse and Residence construction project, from the literature study there were 33 risk variable items and were eliminated by experts into 30 risk items from 12 sources of risk categories. The results of the calculation of this method have obtained 27 dominant risk variables in the risks that affect the project implementation time, the dominant risk is categorized as moderate risk. Risk responses are obtained to address the highest risk. The highest risk in this study was obtained from 3 risk variables, namely: A1 Delay in finalizing the design. A2 Design changes during the project. E16 Untimely payments to contractors and subcontractors Proyek pembangunan Elevee Penthouse and Residence mengalami keterlambatan, khususnya pada pekerjaan struktur. Berdasarkan hasil wawancara dan studi literatur, ditemukan beberapa faktor utama yaitu perubahan desain salah satunya desain struktur di elevasi lantai mezanin yang semula ketinggiannya + 6.000m dirubah menjadi +7.500m di mana hal tersebut sangat berpengaruh terhadap sechedule proyek. Penelitian ini menyimpulkan bahwa manajemen risiko yang efektif sangat krusial dalam proyek konstruksi berskala besar seperti Elevee Penthouse and Residence. Dengan menerapkan metode Severity Index, diharapkan dapat diidentifikasi risiko-risiko yang berpotensi menimbulkan keterlambatan dan diambil tindakan pencegahan yang tepat. Berdasarkan hasil analisis pada identifikasi risiko pada pelaksanaan proyek pembangunan Elevee Penthouse And Residence, dari studi literatur sebanyak 33 item variabel risiko dan dieliminasi oleh ahli pakar menjadi 30 item risiko dari 12 sumber kategori risiko. Hasil dari perhitungan metode ini telah didapatkan 27 variabel risiko yang dominan pada risiko yang berpengaruh terhadap waktu pelaksanaan proyek, risiko dominan dikategorikan sebagai risiko sedang. Respon risiko didapatkan untuk mengatasi risiko yang paling tinggi. Risiko yang paling tinggi pada penelitian ini didapatkan 3 variabel risiko yaitu : A1 Keterlambatan dalam finalisasi desain. A2 Perubahan desain selama proyek berlangsung. E16 Pembayaran yang tidak tepat waktu kepada kontraktor dan subkontraktor.
