Abstract
DKI Jakarta, as a megacity in Indonesia, experiences continuous population growth of 1.19% annually (BPS, 2020). The phenomenon of suburbanization results from the increasing population and the limited available space. As the capital of the Unitary State of the Republic of Indonesia, DKI Jakarta plays a dual role as both the center of government and an autonomous region, leading to a complexity of issues that are different from other provinces. The DKI Jakarta Regional Medium-Term Development Plan (RPJMD) 2017-2022 establishes a synergistic approach to address these issues. The DKI Jakarta Regional Spatial Plan (RTRW) 2030 designates the Manggarai Train Station Area as a Primary Activity Center of DKI Jakarta. However, the Manggarai area requires improvement due to the surrounding slum environment and traffic congestion problems. The development of facilities in Pasar Raya Manggarai, including a mixed-use building integrating a transit hotel and a shopping center, is expected to support its status as a Primary Activity Center. The mixed-use building concept, based on integrating different functions in one location, offers efficiency and economic benefits in infrastructure provision. With high visibility and ambitious design concepts, the impact of this development is expected to be more positive. The mixed-use building in Pasar Raya Manggarai, with a brutalism architecture theme, will become a supporting facility for public mobility and enhance the quality of the station as a Primary Activity Center of DKI Jakarta. DKI Jakarta, sebagai sebuah kota megapolitan di Indonesia, mengalami pertumbuhan penduduk yang terus meningkat sebesar 1.19% setiap tahunnya (BPS, 2020). Fenomena suburbanisasi menjadi dampak dari pertumbuhan jumlah penduduk dan keterbatasan ruang yang tersedia. Sebagai Ibukota Negara Kesatuan Republik Indonesia, DKI Jakarta memiliki peran ganda sebagai pusat pemerintahan dan daerah otonom, menyebabkan kompleksitas permasalahan yang berbeda dengan provinsi lain. Rencana Pembangunan Jangka Menengah Daerah (RPJMD) DKI Jakarta 2017-2022 menetapkan pendekatan sinergis untuk mengatasi permasalahan tersebut.Rencana Tata Ruang Wilayah (RTRW) DKI Jakarta Tahun 2030 menetapkan Kawasan Stasiun Kereta Manggarai sebagai Pusat Kegiatan Primer DKI Jakarta. Namun, kawasan Manggarai memerlukan peningkatan karena lingkungan kumuh di sekitarnya dan masalah kepadatan lalu lintas. Pembangunan fasilitas di Pasar Raya Manggarai, termasuk mixed use building yang mengintegrasikan hotel transit dan Shopping Centre, diharapkan dapat mendukung statusnya sebagai Pusat Kegiatan Primer. Konsep Mixed Use building, didasarkan pada integrasi fungsi-fungsi berbeda dalam satu lokasi, memberikan keuntungan efisiensi dan ekonomi dalam pengadaan infrastruktur. Dengan visibilitas tinggi dan konsep perancangan yang ambisius, dampak pengembangan ini diharapkan lebih baik. Mixed use building di Pasar Raya Manggarai dengan tema architecture brutalism akan menjadi fasilitas penunjang mobilitas masyarakat dan meningkatkan kualitas stasiun sebagai Pusat Kegiatan Primer DKI Jakarta.
