Abstract

The SIBS Women's Dormitory Building Construction Project fixed because it experienced delays and design changes in its implementation, which resulted in changes in the RAB value and time for implementation. The first RAB value of the project before design changes is IDR. 18,293,689,115.46, then changed to Rp. 21,647,914,988.00. Delays occur from the start of the project until the time the project is complete. Delays cause increased project implementation time and cost increases. Based on the observations and interviews with the Director of PT Mutiara Scholar Madani, Project Leader, and Site Engineer, the factors that caused delays in implementing this project included weather factors, construction location, material delays, and design changes. The research method used is the Earned Value Method (EVM) to analyze project costs, and Monte Carlo simulation is used to determine the magnitude of the project probability value. This research aims to determine the factors that influence project cost and time performance, project cost and time performance based on the concept of return value, and the probability value of the accuracy of cost and time analysis using EVM based on Monte Carlo simulation. Based on the estimated project planning of 623 days, the probability value for the accuracy of project implementation time is only 2.03%. while the probability based on the Earned Value Management (EVM) technique for completing the project in 652 days is 73,91&. This probability value is better compared to the planning time, as it only has a difference of 26.09% between the total probability and the EVM time probability value. On the other hand, the probability value of the accuracy of residual project costs based on the EVM method is IDR. 1,948,950,796, which is 19.61%. with a difference of 80,93% between the total probability value and the EVM value. Keywords: Dormitory Project, delay, Earned Value Method, Monte Carlo Simulation Proyek Pembangunan Gedung Asrama Putri SIBS dipilih karena mengalami keterlambatan dan perubahan desain dalam pelaksanaannya yang mengakibatkan terjadinya perubahan nilai RAB dan waktu dalam pelaksanaanya. Nilai RAB awal proyek sebelum dilakukan perubahan desain sebesar Rp. 18.293.689.115,46 kemudian berubah menjadi Rp. 21.647.914.988,00. Keterlambatan terjadi sejak awal proyek dimulai sampai pada waktu proyek menuju selesai. Keterlambatan menyebabkan bertambahnya waktu pelaksanaan proyek serta pembengkakan biaya. Berdasarkan hasil pengamatan dan wawancara terhadap Direktur PT Mutiara Cendekia Madani, Pimpinan Project, serta Site Engineer faktor-faktor yang menyebabkan terjadinya keterlambatan dalam pelaksanaan proyek ini diantaranya faktor cuaca, lokasi pembangunan, keterlambatan material, dan terjadinya perubahan desain. Metode penelitian yang digunakan yaitu metode Earned Value Method (EVM) untuk menganalisis biaya proyek dan menggunakan simulasi monte carlo untuk mengetahui besarnya nilai probabilitas proyek. Tujuan dari penelitian ini adalah mengetahui faktor-faktor yang mempengaruhi keterlambatan proyek, kinerja biaya dan waktu proyek berdasarkan konsep nilai hasil, dan nilai probabilitas keakuratan analisa biaya dan waktu menggunakan nilai EVM berdasarkan simulasi monte carlo. Nilai probabilitas keakuratan waktu pelaksanaan proyek berdasarkan estimasi perencanaan proyek selama 623 hari sebesar 2,03%, sedangkan nilai probabilitas keakuratan waktu pelaksanaan proyek berdasarkan nilai EVM selama 652 hari sebesar 73,91% sehingga nilai probabilitas keakuratannya lebih baik dibandingkan dengan waktu perencanaan, karena memiliki selisih nilai antara probabilitas total dengan nilai probabilitas waktu EVM sebesar 26,09%. Nilai probabilitas keakuratan nilai sisa biaya proyek berdasarkan metode EVM sebesar Rp. 1.948.950.796 adalah 19,61%, dan memiliki selisih nilai antara nilai probabilitas total dengan nilai EVM sebesar 80,39%.
