Abstract

The use of conventional construction methods is deemed incapable of pursuing accelerated development in IKN so that innovation is needed in accelerating development construction. There are several alternative construction innovations that are currently being used to accelerate the construction process, including precast, aluminum formwork and modular. Modular is a suitable solution to achieve accelerated construction. Time performance planning using conventional concrete methods is obtained in 7 months, while using the MOBOX method is obtained in 4 months. However, it must be ensured that it must run according to plan. The purpose of this research is to ensure that time performance and cost performance run well as expected by the project owner, namely 4 months in MOBOX modular construction for 4-storey buildings using the Earned Value Management method. The time performance at week 16 shows conformity to the plan, this is indicated from the Schedule Variant (SV) indicator is zero or the Schedule Performance Index shows 1. The cost performance at week 16 shows that the project expenditure is less than the plan cost or the project is profitable, this is indicated from the Cost Variant (CV) indicator is positive (+), namely Rp 11,784,790,045.29 or the Cost Performance Index (CPI) shows 1.023>1. Keywords: Mobox, Earned Value Management, IKN Penggunaan metode konstruksi konvensional dirasa belum mampu mengejar percepatan pembangunan di IKN sehingga diperlukan inovasi dalam percepatan pembangunan pembangunan. Terdapat beberapa alternatif inovasi konstruksi yang saat ini banyak digunakan untuk mempercepat proses konstruksi, antara lain bekisting pracetak, aluminium, dan modular. Modular adalah solusi yang tepat untuk mencapai percepatan konstruksi. Perencanaan kinerja waktu dengan metode beton konvensional diperoleh waktu 7 bulan, sedangkan dengan metode MOBOX diperoleh waktu 4 bulan. Namun harus dipastikan harus berjalan sesuai rencana. Tujuan dari penelitian ini adalah untuk memastikan kinerja waktu dan kinerja biaya berjalan dengan baik sesuai yang diharapkan oleh pemilik proyek yaitu 4 bulan pembangunan modular MOBOX untuk gedung 4 lantai dengan metode Earned Value Management. Kinerja waktu pada minggu ke 16 menunjukkan kesesuaian dengan rencana, hal ini ditunjukkan dari indikator Schedule Variant (SV) bernilai nol atau Indeks Kinerja Jadwal menunjukkan 1. Kinerja biaya pada minggu ke 16 menunjukkan pengeluaran proyek lebih kecil dari biaya rencana atau proyek menguntungkan, hal ini ditunjukkan dari indikator Cost Variant (CV) bernilai positif (+) yaitu Rp 11.784.790.045,29 atau Cost Performance Index (CPI) menunjukkan 1,023>1.
