Abstract

Proses perencanaan hingga pengendalian proyek selama pelaksanaan pekerjaan konstruksi merupakan kegiatan penting dari suatu proyek. Keberhasilan atau kegagalan dari suatu proyek dapat disebabkan perencanaan yang tidak matang serta pengendalian yang kurang efektif, sehingga kegiatan proyek tidak efisien. Hal tersebut akan mengakibatkan keterlambatan, menurunnya kualitas, dan meningkatnya biaya pelaksanaan. Waktu kerja manajemen proyek dibatasi oleh jadwal yang ditentukan sehingga pimpinan yang terlibat dalam proyek harus dapat mengantisipasi perubahan kondisi yang terjadi. Metode PERT dan CPM dapat digunakan untuk mengatur waktu penyelesaian proyek dengan lebih efisien dan efektif. Untuk dapat mengurangi dampak keterlambatan dan pembengkakan biaya proyek dapat diusulkan proses crashing dengan tiga alternatif pengendalian; (i) penambahan tenaga kerja, (ii) kerja lembur, dan (iii) subkontrak. Percepatan durasi dilakukan pada pekerjaan-pekerjaan yang ada di lintasan kritis dan jumlah pemendekan durasi tiap pekerjaan pada masing-masing alternatif disamakan. Hasil penelitian menunjukkan durasi optimal proyek adalah 27 hari dengan biaya total proyek sebesar Rp, 186.275.000 pada alternatif kerja lembur.Planning until controlling process during construction work are important activity of a project. Success or failing of the project caused by not maximal planning and insufficiently effective controlling, so that the project activity is inefficient. As the consequences of these impacts suffered project delay, decreasing of quality, and increasing performing cost. Project management working time drew the line by given schedule, so the manager of project shall get to anticipate condition changing. PERT and CPM method can be utilized to manage project working time become more efficient and effective. In order to reduce the impact of the project delay and cost overruns, three alternatives methods can be drawn; (i) additional work forces/labours, (ii) working overtime, and (iii) subcontracting. Acceleration of duration is done on the activities at the critical path and total days that given on each alternative is equaled. Result showed that working overtime alternative figured out the optimal time to finish the project which is 27 days with projects total cost Rp, 186.275.000.
