Abstract

In hospital buildings, the equipment that consumes the most energy is air conditioning equipment, namely 63.9% and energy waste in the building air conditioning system can be minimized by reducing external heat entering through the building envelope. Adjustments to building facades can affect the building's cooling energy performance, so this research applies facade design optimization through building envelope energy conservation which is evaluated using value engineering methods and this research develops facade modeling simulations referring to SNI 6389:2011 concerning Building Energy Conservation. The results of the research obtained 10 factors that influence the cost performance of implementing the building envelope energy conservation concept on facades, namely, Identifying Problems that Must Be Value Engineered, Determining the Scope and Targets to be achieved, Considering Aesthetics and Appearance, Estimating the Cost of Building a Multi-Storey Building, Determining the best alternative ideas and feasibility, installation processes and techniques/work methods, frequent design changes, material price fluctuations, building function, building envelope performance. Evaluation of the facade design using the value engineering method produces an OTTV value that meets energy conservation standards of 34,160 Watt/m2 and provides a performance reduction in facade work costs of 10.62% with savings in electricity costs of 14.8%. Keywords: Value Engineering, OTTV, Facade, Energy Conservation Pada bangunan Rumah Sakit, peralatan pengguna energi paling besar adalah peralatan pengkondisi udara yaitu sebesar 63,9% dan pemborosan energi pada sistem penghawaan udara bangunan dapat diminimalisir dengan mengurangi panas eksternal yang masuk melalui selubung bangunan. Penyesuaian fasad bangunan dapat mempengaruhi kinerja energi pendinginan pada bangunan gedung, sehingga penelitian ini menerapkan optimalisasi desain fasad melalui konservasi energi selubung bangunan yang dilakukan evaluasi dengan metode rekayasa nilai dan keterbaruan penelitian ini mengembangkan simulasi permodelan fasad dengan mengacu pada SNI 6389:2011 tentang Konservasi Energi Selubung Bangunan. Hasil penelitian diperoleh 10 faktor yang berpengaruh terhadap kinerja biaya penerapan konsep konservasi energi selubung bangunan pada fasad yaitu, Identifikasi Masalah yang harus di Rekayasa Nilai, Menetapkan Scope dan Target yang akan dicapai, Pertimbangan estetika dan Penampilan, Estimasi Biaya Pembangunan Gedung Bertingkat Tinggi, Menentukan alternatif ide terbaik beserta kelayakannya, Proses Instalasi dan Teknik/Metode Pengerjaan, Sering terjadinya perubahan desain, Fluktuasi harga bahan/material, Fungsi bangunan gedung, Performa selubung bangunan. Evaluasi desain fasad dengan metode rekayasa nilai menghasilkan nilai OTTV yang memenuhi standar konservasi energi sebesar 34,160 Watt/m2 dan memberikan kinerja penurunan biaya pekerjaan fasad sebesar 10,62% dengan penghematan biaya listrik sebesar 14,8%.
