Abstract
The use of energy and natural resources is very prevalent in the construction industry. Hence, the construction industry is said to be responsible for 36% of CO2 emissions. Green Building emerged as an alternative solution that allows Architecture, Engineering, and Construction (AEC) to support sustainable development. One of the problems that arise in the application of the Green Building concept causes an increase in green construction costs (retrofitting costs) of around 10.77%. One of the efforts to overcome the increased cost of green retrofitting is by applying Blockchain and the Building Information Modeling (BIM) approach, as an alternative choice to determine the most economical cost based on the input or model provided. The results showed that the most influential factors in increasing the cost performance of green retrofitting high-rise office buildings were; Savings in electricity consumption, efficient use of water, utilization of renewable energy, the existence of a BGH socialization program, cost planning/budgeting, design planning, project feasibility studies, material costs, use of blockchain-BIM applications, and price fluctuations. The application of blockchain-BIM can result in green retrofitting cost savings of 4.10% for BGH Primary ratings, 3.92% for Middle ratings and for Primary ratings of 3.80%. Keywords ; Green Retrofitting, High Rise Office Buildings, SEM-PLS, Blockchain-BIM, Cost Performance Penggunaan energi dan sumber daya alam sangat lazim di industri konstruksi. Karenanya, industri konstruksi dikatakan bertanggung jawab atas 36% emisi CO2. Green Building/bangunan hijau muncul sebagai alternatif solusi yang memungkinkan bagi Architecture, Engineering, and Construction (AEC) untuk mendukung pembangunan berkelanjutan. Salah satu permasalahan yang timbul pada penerapan konsep Bangunan Gedung Hijau/BGH (green building) menyebabkan terjadinya peningkatan biaya konstruksi hijau (retrofitting cost) sekitar 10,77%. Salah satu upaya untuk mengatasi peningkatan biaya pada green retrofitting tersebut dengan menerapkan Blockchain dan pendekatan dengan metode Building Information Modeling (BIM), sebagai alternatif pilihan untuk menentukan biaya yang paling ekonomis berdasarkan input atau model yang diberikan. Hasil penelitian menunjukkan bahwa faktor-faktor yang paling berpengaruh dalam peningkatan cost performance pada green retrofitting gedung kantor bertingkat tinggi adalah ; Penghematan konsumsi energi listrik, efisiensi penggunaan air, pemanfaatan energi terbarukan, adanya program sosialisasi BGH, perencanaan biaya/budgeting, perencanaan desain, studi kelayakan proyek, biaya material, penggunaan aplikasi blockchain-BIM, dan fluktuasi harga. Penerapan blockchain-BIM dapat menghasilkan penghematan biaya green retrofitting sebesar 4.10% untuk BGH peringkat Pratama, 3.92% untuk peringkat Madya dan untuk peringkat Utama sebesar 3.80%.
