Abstract

Construction projects for managers or executors, of course, have their own management system in managing projects, especially in the aspects of cost, quality and time. However, the relationship between cost and time often becomes a problem during these activities where compliance with the schedule and the cost aspects of the budget are not balanced. Even though working on a project on time according to the cost, scope of work, and quality that is determined to be the target of each company and determinants of the success factor of a project completion This is, it is necessary to plan before and control during progress by integrating project costs and time, as this final project uses the concept of earned value to analyze these two performances in the Signage work at the Pullman Hotel Bandung project. With work that still hasn't reached 100% of the previous planned completion time, it is 2019. The concept of earned value, it shows the amount of physical work that has been completed (percent complete) and can project project completion in order to determine the extent of the deviation at an early stage. The results as the signage work for the Pullman Hotel Bandung Project is Estimated at Completion, cost Rp. 1.820.18.568 and time 101,8 weeks of he contract, Rp. 1.640.000.000 wih on plan schedule 101 weeks discussed in this final project will be an evaluation. Keyword: Project delays, project control, cost, time, concept of earned value Proyek konstruksi bagi pengelola atau pelaksana, tentunya memiliki sistem manajemen tersendiri dalam mengolah proyek terutama dalam aspek biaya, mutu dan waktu. Namun, hubungan antara biaya dan waktu sering menjadi persoalan saat berlangsungnya kegiatan tersebut dimana kepatuhan terhadap jadwal dan aspek biaya anggaran tidak seimbang. Padahal mengerjakan proyek tepat waktu sesuai dengan biaya, lingkup pekerjaan, serta mutu yang ditetapkan menjadi target setiap perusahan dan penentu faktor keberhasilan penyelesaian sebuah proyek. Hal inilah, perlu adanya perencanaan saat sebelum dan pengendalian saat berlangsung dengan cara mengintegrasikan biaya dan waktu proyek, sebagaimana proyek akhir ini menggunakan konsep earned value untuk menganalisis kedua kinerja tersebut pada pekerjaan signage di proyek Hotel Pullman Bandung. Dengan pekerjaan yang masih belum mencapai 100% dari rencana waktu penyelesaian sebelumnya adalah ditahun 2019 . Konsep earned value ini, memperlihatkan besarnya pekerjaan secara fisik yang telah diselesaikan (percent complete) serta dapat memproyeksikan penyelesaian proyek guna mengetahui seberapa besar penyimpangan secara dini. Hasil sebagaimana pekerjaan signage proyek Hotel Pullman Bandung yang dibahas pada proyek akhir ini adalah prediksi biaya sebesar Rp. 1.820.168.586,- dan prediksi waktu 101,8 minggu dari nilai konrak sebesar Rp. 1.640.000.000 dengan pelaksanaan waktu 101 minggu hari kalender yang menjadi bahan evaluasi.
