Abstract
In starting a property business, feasibility study is required in order for the business to generate profit. In the final task study will be conducted a study of housing development plans in Nagrak Ciangsana Street, Cibubur, Bogor Regency, West Java. This research method is qualitative descriptive research, the research stage to analyze the feasibility of the project is broadly divided into 4 parts, the first makes an implementation schedule plan, the second makes a project budget plan, the third is a financial analysis calculation, the fourth analyzes the possible risks that occur. In the preparation of the project implementation schedule using the PDM method obtained the total results of the project duration from the beginning to the end of the project is 58 months (5 years). In its implementation, the project requires a cost of Rp 79.619.511.373,-From the results of financial performance showed a feasible performance with a profit margin (after tax) of 18,92%, NPV was positive value of Rp 7.362.978.691,- and IRR 19,55%. And there are 8 potential risks that may occur, accumulating risks with high probability and impact to very high is the delay of permits, poor contractor performance, work accidents, and the selling price of products. Keywords: Feasibility Study, Housing, Internal Rate Return (IRR), Net Present Value (NPV), Presedence Diagram Method (PDM) Dalam memulai bisnis properti diperlukan feasibility study/studi kelayakan agar bisnis yang dijalankan dapat menghasilkan keuntungan. Dalam kajian tugas akhir akan dilakukan studi kalayakan terhadap rencana pengembangan perumahan di Jalan Nagrak Ciangsana, Cibubur, Kabupaten Bogor, Jawa Barat. Metode penelitian ini adalah penelitian deskriptif kualitatif, tahapan penelitian untuk menganalisa kelayakan proyek secara garis besar dibagi manjadi 4 bagian, yang pertama membuat rencana jadwal pelaksanaan, yang kedua membuat rencana anggaran proyek, yang ketiga perhitungan analisis dari segi finansial, yang keempat menganalisis kemungkinan resiko yang terjadi. Dalam penyusunan jadwal pelaksanaan proyek menggunakan metode PDM diperoleh hasil total durasi proyek dari awal hingga berakhirnya proyek adalah 58 bulan (5 tahun). Dalam pelaksanaannya, proyek membutuhkan biaya/cost sebesar Rp 79.619.511.373,-Dari hasil kinerja keuangan menunjukkan performa yang feasible/layak dengan diperoleh profit margin (after tax) 18,92%, NPV bernilai positif sebesar Rp 7.362.978.691,- dan IRR 19,55%. Serta terdapat 8 potensi resiko yang mungkin terjadi, mennyimpulkan resiko dengan Probabilitas dan Dampak tinggi hingga sangat tinggi adalah keterlambatan Izin, kinerja kontraktor jelek, kecelakaan kerja, dan harga jual produk.
