Abstract

Risk Management is very essential to be carried out by every construction service providers both in the government or private in project execution include construction of luxury or medium- sized house. The project risk associated to the cost often lead the cost overruns to provoke the loss of construction service providers. Meanwhile, project risk associated to the schedule lead the complection of project construction involved to project construction delays, it leads the loss of construction service providers and construction service users. The object of this study is construction of luxury house at Kayu Putih IIIb. This qualitative research was conducted using a purposive sampling method to collect questionnaire data for risk identification and risk grouping. Then the data results will be analyzed using the Probability Matrix Index (PIM) method. The results of the research from the data analysis conducted for the initial stage of research from 10 risk indicators with 44 criteria obtained 37 criteria validated by experts. These results are then analyzed again to classify risks based on a predetermined scale according to the matrix value. From the results of multiplying the probability and impact matrix, there is 1 risk criterion with a high risk scale, namely R1.1 Weather. R1.1 has been validated by experts to be the most dominant risk criterion that is considered to have a negative impact during the implementation of luxury housing construction. Manajemen risiko sangat penting dilaksanakan oleh setiap pelaku jasa konstruksi baik dari pemerintah maupun swasta dalam pelaksanaan sebuah proyek termasuk pembangunan rumah tinggal mewah maupun menengah. Risiko proyek yang terkait dengan anggaran sering mengakibatkan terjadinya pembengkakan anggaran (cost overrun), sehingga mengakibatkan kerugian bagi penyedia jasa konstruksi. Sedangkan risiko proyek yang terkait dengan jadwal, mengakibatkan keterlambatan penyelesaian proyek konstruksi, berakibat kerugian bagi penyedia jasa konstruksi maupun pengguna jasa konstruksi. Objek dalam penelitian ini yaitu proyek pembangunan rumah mewah pada Jl. Kayu Putih IIIb. Penelitian kualitatif ini dilakukan dengan metode pengambilan sampel purposive sample untuk pengambilan data kuesioner untuk identifikasi risiko dan pengelompokan risiko. Kemudian hasil data akan dianalisis menggunakan metode Probability Matrix Index (PIM). Hasil penelitian dari analisis data yang dilakukan untuk penelitian tahap awal dari 10 indikator risiko dengan 44 kriteria didapat 37 kriteria yang divalidasi oleh pakar. Hasil tersebut kemudian dilakukan Analisis kembali untuk mengelompokan kriteria risiko berdasar skala yang telah ditetapkan sesuai dengan nilai matrix. Dari hasil perkalian matrix probability dan impact terdapat 1 kriteria risiko dengan skala risiko tinggi yairu R1.1 Cuaca. R1.1 telah divalidasi oleh pakar menjadi kriteria risiko paling dominan yang dianggap dapat menghasilkan dampak negative pada saat pelaksanaan pembangunan rumah mewah.
