Abstract

Project control in construction projects is one of several management activities that is very important, this is because poor project management will result in significant deviations in costs and time. This research aims to find out and analyze the earned value method in assessing project performance in terms of time and cost, to find out and analyze cost and time deviations, as well as for solutions and problems that occur in the SKY House Alam Sutera project. This research uses the Earned Value method because it supports reviewing project predictions on project performance. The data obtained in this method is the S Curve, RAB, and actual project costs, which are analyzed using Earned Value indicators so that you know the predicted time and costs for completing the project. The purpose of implementing EAC is to estimate the final total cost of the project which is obtained from the actual costs plus Estimate to Complete or you could say presenting a projection about the end of the project based on the figures obtained during reporting. The results of the analysis at the end of the review of project costs and completion time were found to be as follows: If project performance is stable as in the review week, namely week 9, then the estimated time for project completion is 74 days or requires an additional time of around 11 days from the planned time. Keywords: Time and Cost Prediction Analysis, Earned Value, Cost and Time Performance Index, Delay Factors, Project Control Pengendalian proyek pada proyek konstruksi ialah satu dari beberapa aktivitas manajemen yang begitu penting hal itu dikarenakan pengelolaan proyek yang buruk akan berakibat pada signifikansi penyimpangan biaya serta waktu. Penelitian ini bertujuan untuk mengetahui dan menganalisis metode earned value dalam menilai kinerja proyek dari segi waktu dan biaya, untuk mengetahui dan menganalisis penyimpangan biaya dan waktu, serta untuk solusi dan permasalahan yang terjadi didalam proyek SKY House Alam Sutera. Penelitian ini menggunakan metode Earned Value karena mendukung dalam peninjauan prediksi proyek terhadap kinerja proyek. Data yang diperoleh dalam metode ini yaitu Kurva S, RAB, dan biaya actual proyek, yang dianalisis menggunakan indikator pada Earned Value sehingga mengetahui prediksi waktu, dan biaya penyelesaian proyek. Tujuan penerapan EAC adalah prakiraan biaya total akhir proyek yang didapatkan dari biaya sesungguhnya ditambah Estimate to Complete atau bisa dibilang menyajikan proyeksi tentang akhir proyek berdasarkan angka yang didapatkan ketika pelaporan. Didapatkan hasil analisis pada akhir peninjauan biaya dan waktu penyelesaian proyek didapati sebagai berikut apabila kinerja proyek stabil seperti pada minggu tinjauan yaitu pada minggu ke 9, maka diperkirakan waktu untuk penyekesaian proyek yaitu 74 hari atau membutuhkan waktu tambahan sekitar 11 hari dari waktu rencana.
