Abstract

The costs that have been accumulated and the time that has been spent in completing a job must be measured continuously against the plan. The existence of significant time and cost lapses concluded that project management was inefficient/poor. The construction of the PIK 2 Cluster Springville Type Alamanda Housing experienced a delay with a deviation of 2.394%, the beginning of the delay occurred in the formwork work due to obstructed materials from the logistics department. The purpose of this study is to determine the magnitude of the deviation of costs and time, predict the estimated amount of time and cost required for completion of work and evaluate project performance in terms of time and cost. Thus, to increase effectiveness in monitoring and controlling project activities, it is necessary to use a method other than the S curve method, one of which is the method that meets the above problems using the Result Earned Value Method. Evaluation of project performance in terms of time and cost based on the result earned value method is that the project will experience time delays and cost overruns from the plan if project performance remains the same as at the time of the last reporting in the 15th week. In terms of time, there was a delay of 39 days from the planned schedule. Meanwhile, in terms of costs, there was a cost overrun of Rp. 211,858,915.00 of the budget plan. Keywords: time, cost, housing, project performance evaluation, earned value Biaya yang telah diakumulasikan dan waktu yang telah dipakai dalam penyelesaian suatu pekerjaan harus diukur secara berlanjut terhadap perencanaanya. Adanya penyimpangan waktu dan biaya yang signifikan menyimpulkan bahwa pengelolaan proyek tidak efisien/buruk. Pembangunan Perumahan PIK 2 Cluster Springville Type Alamanda mengalami keterlambatan dengan deviasi sebesar 2,394 %, Awal keterlambatan terjadi pada pekerjaan bekisting dikarenakan material yang terhambat dari bagian logistik. Tujuan penelitian ini adalah mengetahui besarnya penyimpangan biaya dan waktu, memprediksi perkiraan besarnya waktu dan biaya yang diperlukan untuk penyelesaian pengerjaan dan mengevaluasi kinerja proyek ditinjau dari segi waktu dan biaya. Dengan demikian untuk meningkatkan efektivitas dalam memantau dan mengendalikan kegiatan proyek, maka perlu dipakai suatu metode selain metode kurva S yaitu salah satunya metode yang memenuhi permasalahan yang ada diatas adalah menggunakan Metode Konsep Nilai Hasil. Evaluasi terhadap kinerja proyek ditinjau dari segi waktu dan biaya berdasarkan metode konsep nilai hasil adalah proyek akan mengalami keterlambatan waktu dan pembekakan biaya dari rencana jika kinerja proyek tetap sama seperti pada saat pelaporan terakhir di minggu ke-15. Dari segi waktu terjadi keterlambatan sebesar 39 hari dari jadwal yang direncanakan. Sedangkan dari segi biaya terjadi pembengkakan biaya sebesar Rp. 211.858.915,00 dari rencana anggaran.
