Abstract

In the construction project of the LPPMP Open University Building. There is a risk of delay in completing the work. This study aims to determine the risks that affect the delay and treatment actions to deal with the risks that occur. The data used are primary and secondary data. For the calculation of the analysis using the House of Risk method 1. The results of the analysis of HOR 1 show the risks that affect the lateness that occurs in the implementation of the LPPMP Open University Building construction project. In the HOR 1 stage, 3 events that affect the delay are obtained and from these 3 we are looking for solutions so that the impact can be handled. Therefore, the next stage is analyzed using the House of Risk Method 2. There are 3 levels of risk of delay, namely the increase in the volume of work based on field conditions, changes in structural design based on field conditions, making an inappropriate implementation schedule. After obtaining 3 levels of risk of delay, then the process uses HOR2 for delay mitigation action. Based on the calculation of HOR2, the results of mitigation actions are obtained, namely making a list of optimal work items, making harmony between the volume of the plan drawing with the RAB, making a plan drawing based on field conditions. Suggestions that can be considered to be better are all stakeholders, including Owners, Service Providers, and Consultants who work together to minimize the risk of delays that can occur during the implementation of a development project. Keywords: Analysis, Risk, Delay, House of Risk, Time, Mitigation, Work Volume, Structure Design. Dalam pekerjaan proyek pembangunan Gedung LPPMP Universitas Terbuka. Adanya risko keterlambatan dalam menyelesaikan pekerjaan tersebut. Penelitian ini bertujuan untuk mengetahui risiko yang mempengaruhi keterlambatan dan aksi penanganan untuk menangani risko yang terjadi. Data yang digunakan adalah data primer dan sekunder. Untuk perhitungan analisa menggunakan metode House Of Risk 1. Hasil analisis HOR 1 didapatkan risiko yang mempengaruhi keterlambtan yang terjadi pada pelaksanaan proyek pembangunan Gedung LPPMP Universitas Terbuka. Pada tahap HOR 1 di peroleh 3 kejadian yang mempengaruhi keterlambatan dan dari 3 ini kita cari solusinya agar dampaknya bisa di tangani. Maka dari itu tahap selanjutnya di analisa menggunakan Metode House Of Risk 2. Didapatkan 3 pringkat risiko keterlambatan yaitu Penambahan volume pekerjaan berdasarkan kondisi lapangan, Perubahan desain struktur berdasarkan kondisi lapangan, Pembuatan jadwal pelaksanaan yang tidak tepat. Setalah di dapatkan 3 peringkat risiko keterlambatan maka selanjutnya di proses menggunakan HOR2 untuk aksi mitigasi keterlambatan. Berdasarkan perhitungan HOR2 didapatkan hasil aksi mitigasi yaitu Membuat List item pekerjaan yang optimal, Membuat keserasian antara volume gambar rencana dengan RAB, Membuat gambar rencana berdasarkan kondisi lapangan. saran yang dapat dipertimbangkan agar lebih baik adalah seluruh stakeholder baik itu Owner, Penyedia Jasa, maupun Konsultan yang saling bekerja sama untuk meminimalisir risiko keterlambatan yang dapat terjadi pada saat pelaksanaan proyek pembangunan.
