Abstract

Cost and time are two things that must be considered in project implementation, because they affect the planning that will be a reference for the success of a project. Thus, in its implementation, optimal cost and time management is needed so that project implementation can be in accordance with the plan or even faster, so that the costs and time spent will be more effective and efficient. The method used is Time Cost Trade Off (TCTO). The calculation begins by finding the critical trajectory of the activity using Microsoft Project then crashing is carried out to get the cost slope on activities that are on the critical trajectory, then analyzing with the Time Cost Trade Off (TCTO) method. From the results of the analysis on the Malahayati Mess Development project by applying the TCTO (Time Cost Trade Off) method, a duration of 171.62 days was obtained with the addition of 3 hours of overtime with a total project cost of Rp. 12,488,861,858. Keywords: Cost and Time, Time cost trade of Biaya dan waktu adalah dua hal yang harus diperhatikan dalam pelaksanaan proyek, karena berpengaruh pada perencanaan yang akan menjadi acuan untuk keberhasilan suatu proyek. Dengan demikian dalam pelaksanaannya sangat diperlukan pengelolaan biaya dan waktu yang optimal agar pelaksanaan proyek dapat sesuai dengan rencana atau bahkan lebih cepat, sehingga biaya dan waktu yang dikeluarkan akan lebih efektif dan efisien. Metode yang digunakan yaitu Time Cost Trade Off (TCTO).Perhitungan dimulai dengan mencari lintasan kritis aktivitas dengan menggunakan Microsoft Project kemudian dilakukan crashing untuk mendapatkan cost slope pada kegiatan yang berada pada lintasan kritis, selanjutnya dilakukan analisis dengan metode Time Cost Trade Off (TCTO) Dari hasil analisis pada proyek Pembangunan Mess Malahayati dengan menerapkan metode TCTO (Time Cost Trade Off) didapat durasi 171,62 hari dengan penambahan 3 jam lembur dengan total biaya proyek Rp. 12.488.861.858.
