Abstract

In the construction process, the selection of material types affects the quality of the building. The choice of material type has a major impact on every aspect of the manufacturing process. The provision of construction services is expected to be more careful in choosing the type of material so that the implementation method achieves cost and time efficiency. In this study, the authors analyzed the comparison of costs and time in interior work using conventional walls with precast walls at the Sudimara Forestwalk Apartment project located in South Tangerang city. In this study, the case studies that will be discussed are floors 19 to 22 with a volume on each floor of 1,509.23 and a total volume of 6,036.92 m2. Based on the results of the analysis it is known that the cost of conventional wall work costs Rp. 2,501,828,060 and the time required for conventional wall work using the CPM method is 80 days or the equivalent of 2 months and 20 days of work. While the cost of precast wall work requires a fee of Rp. 3,765,222,544 and the time needed for precast wall work using the CPM method is 39 days or the equivalent of 1 month and 9 days of work. The cost of precast wall work is Rp. 1,260,613,775 compared to the cost of conventional wall work. While the time for the two wall works used the CPM method, precast wall work was 41 days faster than conventional wall work. Keywords : Comparison, Conventional Walls, Precast Walls, CPM Dalam proses konstruksi, pemilihan jenis material mempengaruhi kualitas bangunan. Pemilihan jenis material berdampak besar pada setiap aspek proses pengerjaannya. Penyediaan jasa konstruksi diharapkan lebih berhati-hati dalam memilih jenis material agar dalam metode pelaksanaannya mencapai efisien biaya dan waktu. Dalam penelitian ini, penulis menganalisis perbandingan biaya dan waktu pada pekerjaan interior dengan menggunakan dinding konvensional dengan dinding precast pada proyek Apartemen Sudimara Forestwalk yang berlokasi di kota Tangerang Selatan. Dalam penelitian ini, studi kasus yang akan dibahas adalah lantai 19 sampai dengan lantai 22 dengan volume pada tiap lantainya adalah 1.509,23 dan volume total adalah 6.036,92 m2. Berdasarkan hasil analisis diketahui bahwa biaya pekerjaan dinding konvensional membutuhkan biaya sebesar Rp. 2.501.828.060 dan waktu yang di butuhkah untuk pekerjaan dinding konvensional dengan menggunakan metode CPM adalah 80 hari atau setara dengan 2 bulan 20 hari lama pekerjaan. Sedangkan biaya pekerjaan dinding precast membutuhkan biaya sebesar Rp. 3.765.222.544 dan waktu yang dibutuhkan untuk pekerjaan dinding precast dengan menggunakan metode CPM adalah 39 hari atau setara dengan 1 bulan 9 hari lama pekerjaan. Biaya pekerjaan dinding precast lebih besar Rp. 1.260.613.775 dibanding biaya pekerjaan dinding konvensional. Sedangkan waktu pekerjaan kedua pekerjaan dinding tersebut menggunakan metode CPM, pekerjaan dinding precast lebih cepat 41 hari dari pekerjaan dinding konvensional.
