Abstract

The Pulo Jahe Flats project is a project consisting of 2 towers with a land area of 14,762.60 m2 and a floor area of 1093.82 m2 consisting of 24 floors with floor specifications 2-11 and floors 13-24 Typical. There are several kinds of formwork materials, namely conventional formwork and aluminum formwork which have their own advantages and disadvantages. Formwork planning must meet surface requirements, not leak, easy to install and disassemble. In planning the implementation of a different job, the quality that can affect the execution time and costs incurred. In the Pulo Jahe Flats project, which initially used formwork conventions, there were problems with deviations between implementation and planning. In the structural work that has been going on up to the 10th floor, an alternative method appears using conventional formwork, aluminum formwork and semi-system formwork to anticipate work delays. Based on these problems, this study will examine the selection of conventional formwork and aluminum formwork in the Pulo Jahe Flats project using the Value Engineering method. Keywords: Formwork, Conventional, Aluminum, Value Engineering, Cost Estimation Proyek Rumah Susun Pulo Jahe merupakan proyek yang terdiri dari 2 tower dengan luas lahan 14.762.60 m2 dan luas lantai 1093,82 m2 yang terdiri dari 24 lantai dengan spesifikasi lantai 2-11 dan lantai 13-24 Typical. Terdapat beberapa macam material bekisting yaitu bekisting konvensional, bekisting alumunium dan bekisting semi system yang memiliki kelebihan dan kekurangan tersendiri. Perencanaan bekisting harus memenuhi persyaratan permukaan, tidak bocor, mudah dipasang dan dibongkar. Dalam perencanaan bekisting tersebut pelaksanaan pekerjaan yang berbeda-beda, kualitas sehingga dapat mempengaruhi waktu pelaksanaan dan biaya yang dikeluarkan. Pada proyek Rumah Susun Pulo Jahe yang awalnya menggunakan bekisting konvensional terdapat permasalahan deviasi antara pelaksanaan dan perencanaan. Pada pekerjaan struktur yang sudah berjalan sampai dengan lantai 10 munculah alternatif pemilihan metode dengan menggunakan bekisting konvensional, bekisting alumunium dan bekisting semi system untuk mengantisipasi keterlambatan pekerjaan. Berdasarkan permasalahan tersebut, maka pada penelitian ini akan mengkaji pemilihan bekisting konvensional dan bekisting aluminium pada proyek Rumah Susun Pulo Jahe dengan metode Value Engineering.
