Abstract

In the process of implementing a project, there are often obstacles that hinder the completion of a construction project. One of the things that can hinder a construction project is caused by rework or rework. Rework can occur in any construction project, this also occurs in the Sky House BSD+ Phase 2 Apartment project. This project experienced additional time due to the occurrence of work whose quality did not meet predetermined criteria standards so that rework work was needed to improve the quality of the work. The purpose of this study is to determine the factors that cause rework and find out the dominant factors of rework and find out solutions to the factors that cause rework in the Sky House BSD + Phase 2 Apartment project. This research uses quantitative analysis method with a questionnaire research instrument, then analyzed using Microsoft Excel and the SPSS computer program. The result of this study indicate that there are 6 main factors causing rework is design and documentation factor, managerial factor, resource factor, managerial and equipment factor and site condition factor. The most dominan factor causing rework in the Sky House BSD + Phase 2 Apartment Project are design and documentation factor with the sub variables of design change (X1.1), no shop drawing that are mature in terms of detail (X1.6), managerial factor with the sub variables of lack of control in the field (X2.1), and resource factor with the sub variables the wrong of procedure (X3.3). The solution to preventing rework work is to pay attention to design drawings for planning, shop drawings to be made with a clear level of detail, to carry out extra supervision of the workforce so that work errors can be minimized and to frequently conduct field coordination meetings to find out whether the work in the field is proceeding according to procedures work. Keywords : Construction Project, Rework, SPSS Dalam proses pelaksanaan sebuah proyek seringkali mengalami kendala yang membuat terhambatnya penyelesaian proyek konstruksi. Salah satu yang dapat menghambat suatu proyek konstruksi adalah disebabkan oleh adanya pekerjaan ulang atau rework. Rework dapat terjadi pada setiap proyek konstruksi, hal ini juga terjadi pada proyek Apartemen Sky House BSD+ Phase 2. Proyek ini mengalami penambahan waktu karena terjadinya pekerjaan yang kualitasnya tidak memenuhi standar kriteria yang telah ditentukan sehingga diperlukan pekerjaan rework untuk memperbaiki mutu dan kualitas dari pekerjaan tersebut. Tujuan dari penelitian ini adalah untuk mengetahui faktor-faktor yang menyebabkan terjadinya pekerjaan rework, mengetahui faktor dominan pekerjaan rework serta mengetahui solusi pencegahan terhadap faktor yang menyebabkan terjadinya pekerjaan rework pada proyek Apartemen Sky House BSD+ Phase 2. Penelitian ini menggunakan metode analisis kuantitatif dengan instrumen penelitian kuesioner, kemudian dianalisis menggunakan Microsoft Excel dan program computer SPSS. Hasil penelitian ini menunjukkan bahwa ada 6 faktor utama penyebab terjadinya pekerjaan ulang atau rework, yaitu faktor desain dan dokumentasi, faktor manajerial, faktor sumber daya, faktor manajerial dan peralatan dan faktor site conditions. Faktor yang paling dominan penyebab pekerjaan ulang atau rework pada proyek Apartemen Sky House BSD+ Phase 2 adalah faktor desain dan dokumentasi dengan sub variabel perubahan desain (X1.1), tidak ada shop drawing yang matang dari segi detail (X1.6), faktor manajerial dengan sub variabel kurangnya kontrol di lapangan (X2.1), dan faktor sumber daya dengan sub variabel prosedur kerja yang salah (X3.3). Solusi pencegahan pekerjaan rework adalah untuk desain gambar harus diperhatikan perencanaannya, shop drawing harus dibuat dengan tingkat detail yang jelas, melakukan pengawasan extra pada tenaga kerja agar kesalahan kerja dapat diminimalisir dan sering melakukan rapat koordinasi lapangan untuk mengetahui apakah pekerjaan di lapangan sudah berjalan sesuai dengan prosedur pekerjaan.
