Abstract

Variation order work on a construction project can have a negative or positive impact on the contractor or for the project owner. One of the negative effects is the swelling of the cost of implementing the project. Although the construction project has the same design, but the variation orders that occur can be different. This happens due to different variation order jobs. The cause of variation orders in construction projects is never the same as each other. Although the project has the same design, but the variation orders that occur can be different. The impact of variation order can be minimized and anticipated if we know the cause of variation order. Data collection techniques using the observation method and interview method, compared with literature study. After the data collection is obtained, an analysis of the causes of variation order is made and the impact of variation order on implementation costs. The conclusion is the final stage in this study whose contents relate to the objectives to be achieved. The results of this research indicate that the biggest cause of variation order according to the number of PMI is added work that is as much as 53%, while according to the variation order value is a design change of 59%, and the least cause variation order is a change in material specifications which is 5%. Value of variation of structural work order is Rp. 33,145,776,000, or equal to 76.46% of the total variation order. And 137.26% of the structure work contract costs. While the value of variation of architectural work orders is Rp. 10,213,138,000, or 23.55% of the total order variation value, and 119.49% of the architectural work contract costs. The variation order value has increased from the initial value of the structure and architectural work contract, which amounted to 27.10%. Keywords: Cost, Cause, Impact, Contract, Variation Order. Pekerjaan variation order pada proyek konstruksi dapat memberikan dampak negatif maupun dampak positif bagi kontraktor atau bagi pemilik proyek. Salah satu dampak negatifnya adalah pembengkakan biaya pelaksanaan proyek. Meskipun proyek konstruksi memiliki desain yang sama, tetapi variation order yang terjadi bisa berbeda. Hal ini terjadi akibat yang menyebabkan timbulnya pekerjaan variation order berbeda-beda. Penyebab terjadinya variation order pada proyek konstruksi tidak pernah sama satu dengan yang lainnya. Meskipun proyek tersebut memiliki desain yang sama, tetapi variation order yang terjadi bisa berbeda. Dampak dari terjadinya variation order bisa diminimalisasi dan diantisipasi jika kita mengetahui penyebab variation order. Teknik pengumpulan data menggunakan metode observasi dan metode wawancara, dibandingkan dengan studi pustaka. Setelah pengumpulan data didapat, dibuat analisis penyebab terjadinya variation order dan dampak dari variation order terhadap biaya pelaksanaan. Kesimpulan merupakan tahap akhir dalam penelitian ini yang isinya berkaitan dengan tujuan yang hendak dicapai. Hasil penelitian ini menunjukan bahwa penyebab terbesar variation order menurut jumlah PMI adalah pekerjaan tambah yaitu sebanyak 53%, sedangkan menurut nilai variation order adalah perubahan desain sebanyak 59%, dan yang paling sedikit menyebabkan variation order adalah perubahan spesifikasi material yaitu 5%. Nilai variation order pekerjaan struktur sebesar Rp. 33,145,776,000,- atau sebesar 76.46% terhadap total nilai variation order. Dan 137.26 % terhadap biaya kontrak pekerjaan struktur. Sedangkan nilai variation order pekerjaan arsitektur Rp. 10,213,138,000,- atau sebesar 23.55% terhadap total nilai variation orde, dan 119.49 % terhadap biaya kontrak pekerjaan arsitektur. Nilai variation order mengalami peningkatan dari nilai kontrak awal pekerjaan struktur dan arsitektur yaitu sebesar 27.10 %. Kata Kunci : Biaya, Penyebab, Dampak, Kontrak, Variation Order.
