Abstract

The project for the construction of Alto Link showroom and office building is planned with a duration of 303 days or 11 months, targeted for completion by the end of January 2023, but there was a delay. The delay occurred due to technical and non-technical factors, namely changes in the design and structure of the 3rd floor building and internal financial problems of the project owner. Scheduling and targeting for this project is not made in the form of an S-Curve Schedule, but the scheduling is made on a monthly schedule. Inappropriate project scheduling method causes the target time and project completion plan not to be achieved. An evaluation of the existing project schedule is needed to determine the duration of implementation using the method Critical Chain Project Management (CCPM), as well as knowing the fastest duration between the existing scheduling and the CCPM method. The research method in this final project is a qualitative method. The qualitative research method is research on research that is descriptive in nature and tends to use analysis. This research was conducted by collecting data in the form of direct interviews with informants, field surveys and collection of existing project scheduling data which were processed into time analysis by applying the method Critical Chain Project Management (CCPM) using the computer program Microsoft Project 2019. Based on the results of research and analysis of data processing, evaluate project scheduling by applying the method Critical Chain Project Management (CCPM) value obtained project buffer = 31 days, value feeding buffer 1 = 11 days, value feeding buffer 2 = 11 days, value feeding buffer 3 = 22 days, value feeding buffer 4 = 11 days, and value feeding buffer 5 = 11 days. Total length of time completion of the project obtained from the application of the method CCPM is 281 working days, if no consumption project buffer. Scheduling with application of the method CCPM is 22 working days faster, namely 281 working days, compared to the existing project schedule which has a total implementation time of 303 working days. Keywords: Evaluation, Scheduling, Critical Chain Project Management Proyek pembangunan gedung showroom dan kantor Alto Link direncanakan dengan durasi pelaksanaan selama 303 hari atau 11 bulan, ditargetkan selesai pada akhir bulan Januari 2023, namun terjadi keterlambatan. Keterlambatan terjadi dikarenakan faktor teknis dan non teknis yaitu perubahan desain dan struktur pada bangunan lantai 3 dan masalah keuangan dalam internal Pemilik proyek. Penjadwalan dan penetapan target pada proyek ini tidak dibuat dalam bentuk Schedule Kurva-S, namun penjadwalan dibuat dengan metode schedule bulanan. Metode penjadwalan proyek yang kurang tepat dapat menyebabkan tidak tercapainya target waktu dan rencana penyelesaian proyek. Dibutuhkan evaluasi terhadap penjadwalan eksisting proyek untuk mengetahui durasi waktu pelaksanaan dengan metode Critical Chain Project Management (CCPM), serta mengetahui durasi yang paling cepat antara penjadwalan eksisting dan metode CCPM. Metode penelitian pada tugas akhir ini adalah metode kualitatif. Metode penelitian kualitatif adalah penelitian tentang riset yang bersifat deskriptif dan cenderung menggunakan analisis. Penelitian ini dilakukan dengan mengumpulkan data berupa wawancara langsung dengan narasumber, survei lapangan dan pengumpulan data penjadwalan eksisting proyek yang diolah menjadi analisis waktu dengan penerapan metode Critical Chain Project Management (CCPM) menggunakan program komputer Microsoft Project 2019. Berdasarkan hasil penelitian dan analisis pengolahan data, evaluasi penjadwalan proyek dengan penerapan metode Critical Chain Project Management (CCPM) didapatkan nilai project buffer = 31 hari, nilai feeding buffer 1 = 11 hari, nilai feeding buffer 2 = 11 hari, nilai feeding buffer 3 = 22 hari, nilai feeding buffer 4 = 11 hari, dan nilai feeding buffer 5 = 11 hari. Lama waktu total penyelesaian proyek yang didapat dari penerapan metode CCPM adalah 281 hari kerja, jika tanpa konsumsi project buffer. Penjadwalan dengan penerapan metode CCPM lebih cepat 22 hari kerja yaitu 281 hari kerja, dibandingkan dengan penjadwalan eksisting proyek yang memiliki total waktu pelaksanaan selama 303 hari kerja.
