Abstract

In every construction project, there must be difficulties of each. The higher the difficulty, the more time it will take to complete the construction. Even though development has been planned as well as possible, there is still the possibility of changes occurring which can result in delays in the completion of a construction project. To overcome delays in the completion of work on construction projects, an analysis must be carried out on what factors cause delays and what solutions are appropriate to prevent these problems so that the final quality of the project remains on target. In this study, the Relative Importance Index (RII) method was used to obtain several factors that significantly contributed to delays in project completion. Then to get preventive solutions from several factors that contribute significantly to delays, the Delphi method is used by conducting expert interviews in two stages until the right solution is found. In the final stage after the writer got the results of the two methods, the writer conducted interviews for final validation of the results of the analysis that had been carried out. The aim and objective of this study is to study the factors that cause delays in project completion and preventative solutions to these problems. This research is also expected to provide benefits for the development of construction projects in the future. After conducting research, it was found that several of the most significant factors causing delays, one of the most important factors was the inaccuracy of construction material delivery schedules with an RII value of 0.900. Then for the prevention solution, one of the factors causing the inaccuracy of the construction material delivery schedule is that before construction begins, checks are carried out directly at the project site and looking for building material suppliers closest to the project site. Keywords: delay factor, delay factor solution, relative importance index, Delphi method Dalam setiap pembangunan proyek konstruksi pasti memilki kesulitan masing-masing. Semakin tinggi kesulitan yang ada, berati semakin banyak waktu yang dibutuhkan untuk menyelesaikan pembangunan tersebut. Walaupun suatu pembangunan telah direncanakan sebaik mungkin tetap saja memiliki kemungkinan terjadi perubahan yang dapat mengakibatkan terjadinya keterlambatan dalam penyelesaian proyek konstruksi. Untuk mengatasi keterlambatan penyelesaian pekerjaan dalam proyek konstruksi maka harus dilakukan analisa tentang faktor apa saja yang menjadi penyebab keterlambatan dan solusi apa yang tepat untuk pencegahan terjadinya masalah tersebut sehingga hasil akhir proyek tetap dengan kualitas yang memenuhi sasaran. Dalam penelitian ini penggunaan metode Relative Importance Index(RII) digunakan untuk mendapatkan beberapa faktor yang berpengaruh terhadap keterlambatan penyelesaian proyek. Lalu untuk mendapatkan solusi pencegahan dari beberapa faktor teratas penyebab keterlambatan digunakan metode Delphi dengan melakukan wawancara pakar dua kali tahapan sampai mendapatkan solusi yang tepat. Di tahap akhir setelah penulis mendapatkan hasil dari dua metode tersebut, maka penulis melakukan wawancara untuk validasi akhir terhadap hasil analisa yang telah dilakukan.Maksud dan tujuan dari penelitian ini adalah untuk melakukan studi terhadap faktor penyebab keterlambatan penyelesaian proyek dan solusi untuk menyelesaikan permasalahan tersebut. Penelitian ini juga diharapkan dapat memberikan manfaat untuk pembangunan proyek konstruksi di masa yang akan datang. Setelah dilakukan penelitian didapatkan beberapa faktor penyebab keterlambatan, salah satunya yang paling teratas adalah faktor tidak tepatnya jadwal pengiriman bahan konstruksi dengan nilai RII sebesar 0,900. Lalu untuk solusi pencegahan untuk salah satu faktor teratas tidak tepatnya jadwal pengiriman bahan konstruksi adalah Sebelum pembangunan dimulai, melakukan pengecakan langsung ke lokasi proyek dan mencari supplier material bangunan terdekat dengan lokasi proyek.
