Abstract
Slum settlements are a problem caused by an increase in population and migration and urbanization. The negative impact of the existence of slum settlements in the city center is a decrease in the quality of the environment, an increase in the crime rate and can cause flooding. The scope of discussion of flats or flats according to the Law of the Republic of Indonesia No. 20 of 2011 concerning Flats is a multi-storey building, each part of which can be owned and used separately, especially for a dwelling place. This type of shelter is built to facilitate residents who do not have a house or live in an inappropriate environment. Flat is an urban settlement solution because it can increase the efficiency and effectiveness of space utilization. As well as in designing, we must follow the apartment planning criteria according to Mentri Pekerjaan Umum No: 05 / PRT / M / 2007 regarding technical guidelines for the construction of simple high-rise flats. The purpose of this research is to get maximum results so that it can benefit all parties. The purpose of writing this research is to find out how a cheap but healthy and comfortable rusunami is formed for its residents, as well as to build a closer social life among residents and make residents not individual in their daily lives. Keywords : Flat, communal house, social housing, low cost housing, healthy home Pemukiman kumuh merupakan persoalan yang diakibatkan oleh penambahan jumlah penduduk dan terjadinya migrasi serta urbanisasi. Dampak negatif dari adanya pemukiman kumuh di pusat kota yaitu penurunan kualitas lingkungan hidup, meningkatnya tingkat kriminalitas dan dapat menimbulkan banjir. Lingkup pembahasan rumah susun atau rusun menurut Undang-Undang Republik Indonesia Nomor 20 Tahun 2011 tentang Rumah Susun adalah bangunan bertingkat yang masing-masing bagian dapat dimiliki dan digunakan secara terpisah, terutama untuk tempat hunian. Jenis hunian ini dibangun untuk memfasilitasi warga yang belum memiliki rumah atau bertempat tinggal di lingkungan yang tidak layak. Rusun merupakan solusi pemukiman perkotaan karena mampu meningkatkan efisiensi dan efektivitas pemanfaatan ruang. Serta dalam merancang kita harus mengikuti kriteria perencanaan rumah susun menurut peraturan menteri pekerjaan umum nomor : 05/PRT/M/2007 tentang pedoman teknis pembangunan rumah susun sederhana bertingkat tinggi. Maksud dari perancangan ini adalah untuk mendapatkan desain yang maksimal sehingga dapat bermanfaat bagi semua pihak. Adapun tujuan dari penulisan penelitian ini adalah untuk mengetahui bagaimana terbentuknya rusunami yang murah tetapi sehat dan nyaman bagi penghuninya, serta untuk membangun kehidupan bersosial yang lebih erat antar warga dan menjadikan warga tidak bersifat individual dalam keseharianya.
