Abstract
The problem of congestion is a common problem that occurs in big cities in Indonesia. The problem of congestion has a negative impact on the city and its inhabitants such as increased operational costs, travel time costs, costs of improving road quality, costs of procuring transportation facilities and infrastructure, costs of environmental damage, and social costs. So far, the problem of traffic congestion in major cities in Indonesia is often only overcome through practical approaches such as increasing the capacity / supply of the road network through widening or increasing the length of the road. The purpose of this TOD design is to produce a design or TOD building design proposal as the mobility of city residents into sustainable transportation. TOD was developed in order to overcome the problem of congestion through the integration of mass transportation network systems, in addition to that TOD also aims to reduce the use of private vehicles while encouraging people to walk and use public vehicles. The TOD, Hotel & MICE design will apply a green architecture approach. To reduce energy use, windows are as efficient as possible and insulation on walls, ceilings or the entry of air flow into buildings. Keywords: Transit Oriented Development, Hotels, MICE, Green Architecture. Permasalahan kemacetan merupakan permasalahan umum yang terjadi di kota-kota besar di Indonesia. Permasalahan kemacetan memberikan dampak negatif bagi kota dan penghuninya seperti meningkatnya biaya operasional, biaya waktu perjalanan, biaya peningkatan kualitas jalan, biaya pengadaan sarana dan prasarana transportasi, biaya kerusakan lingkungan, dan biaya sosial. Selama ini pemecahan permasalahan kemacetan di kota-kota besar di Indonesia seringkali hanya diatasi melalui pendekatan praktis seperti peningkatan kapasitas / suplai jaringan jalan melalui pelebaran maupun penambahan panjang jalan. Adapun maksud dari perancangan TOD ini untuk menghasilkan suatu desain atau usulan desain bangunan TOD sebagai mobilitas warga kota menjadi transportasi yang berkelanjutan. TOD dikembangkan dalam rangka untuk mengatasi permasalahan kemacetan melalui pengintegrasian sistem jaringan transportasi massal, selain itu TOD juga bertujuan untuk mengurangi penggunaan kendaraan pribadi sekaligus mendorong orang untuk berjalan kaki dan menggunakan kendaaraan umum. Rancangan TOD, Hotel & MICE akan menerapkan pendekatan arsitektur hijau. Untuk mengurangi pemakaian energi, digunakan jendela yang seefisien mungkin dan insulasi pada dinding, plafon atau tempat masuknya aliran udara ke dalam bangunan gedung.
