Abstract
DKI Jakarta has designed TOD development-based areas at several points in the region, especially at the point of development in the Dukuh Atas, Blok M Regions and others (Pergub No. 44 year 2017). Based on the TOD criteria in connection with the Transit area in the form of LRT which will be completed in 2020 there are 4 areas including the Cimanggis LRT which are in the Cibubur area (Perpres No. 55 year 2018). Therefore, this area should be made into a transit-oriented area (TOD), which is in line with the direction of the development pattern of a mixed commercial business in the form of Hotels and M.I.C.E. along with a green open area in the Cibubur region. The mixed-use planning area specifically for hotels and MICE on TOD areas, is on Taman Bunga street or Jambore street no.1, Cibubur, Depok City, with an area less or more 5 hectares or 52,900 squares. The land has been prepared and must follow the rules of planning that have been determined in the detailed spatial plan and zoning regulations of the City of Depok. The basic concept in the design of TOD is to prioritize the integration system for response of the surrounding environment from the density of private transportation with the way collaboration on humans with public transportation that is practically connected in a strategic area such as a plaza and recreational park, so that no additional districts in each suburb will affect Urban Sprawl. Then based on the theme with a green architectural approach in the form of renewable energy using solar cell panels to support the needs of utilities that will create sustainable buildings and Recycling in buildings because it is environmentally friendly that does not damage the environment for a long time, the recycling system is taken on the energy of water absorption into water clean again and can be used for major needs, such as bathing and washing. DKI Jakarta telah merancang kawasan berbasis pengembangan TOD di beberapa titik wilayah, terutama pada titik pengembangan di Kawasan Dukuh Atas, Kawasan Blok M dan lain sebagainya (Pergub No. 44 Tahun 2017). Berdasarkan kriteria TOD sehubungan dengan kawasan Transit yang berupa LRT yang akan kelar pada tahun 2020 ini ada 4 kawasan termasuk LRT Cimanggis yang berada di area cibubur (Perpres No. 55 Thn 2018). Maka dari itu area tersebut pantas dijadikan kawasan berorientasi transit (TOD), yang sesuai dengan arah pola pengembangan campuran bisnis komersial (mixed use) yang berupa Hotel dan M.I.C.E. beserta area terbuka hijau yang berada di wilayah Cibubur. Lahan perencanaan mixed use khusus hotel dan MICE kawasan berorientasi TOD, berada di jalan Taman Bunga atau jalan Jambore no.1, Cibubur, Kota Depok, dengan lahan seluas kurang lebih 5 hektar lebih atau 52.900 m2. Lahan tersebut telah disiapkan dan harus mengikuti kaidah perencanaan yang telah ditetapkan dalam rencana detail tata ruang dan peraturan zonasi wilayah Kota Depok. Konsep dasar dalam perancangan TOD mengutamakan sistem integrasi terhadap respon lingkungan sekitar dari kepadatan transportasi pribadi dengan cara berkolaborasi manusia dengan transportasi umum yang terhubung secara praktis di suatu wilayah strategis seperti plaza dan taman rekreasi, agar tidak terjadinya penambahan distrik di setiap pinggiran kota yang akan berdampak Urban Sprawl. Kemudian dilandaskan tema dengan pendekatan arsitektur hijau berupa energi terbarukan menggunakan solar sel panel untuk kebutuhan penunjang utilitas yang akan terciptanya bangunan sustainable dan Daur ulang pada bangunan karena bersifat ramah lingkungan yang tidak merusak lingkungan yang berkepanjangan, sistem daur ulang diambil pada energi air resapan hingga menjadi air bersih kembali dan dapat digunakan untuk kebutuhan utama, seperti mandi dan mencuci.
