Abstract

DKI Jakarta is a big city where this city is the capital city of Indonesia. Like a big city, the population level in this city is very high, because from several regions in Indonesia, many take jobs here. The amount of residential land is getting narrower and some of the lower class are unable to live properly. Along with the development of DKI Jakarta City which always increases in community growth from year to year, the intensity of the population through moving from one place to another to make ends meet or carry out their needs and activities is very high, with limited land and high land prices being a problem in provision. decent housing for people, especially those with low income. With the above problems, there are several ways to deal with population density, namely vertical building, one of which is flats. In the planning strategy, it is hoped that these flats can accommodate activities or activities as well as the need for supporting facilities and infrastructure in the area. And flats must cover the needs of low-income communities or Low Cost Housing by prioritizing energy-efficient design. The flat must also have its own Modern Market in order to facilitate all basic food needs, especially for those who live in these flats. Keywords: Limited Land, Low Cost Housing, Modern Market, Energy Saving DKI Jakarta merupakan kota besar dimana kota ini adalah ibu kota Negara Indonesia. Selayaknya kota besar maka tingkat kependudukan di kota ini sangat tinggi, karna dari beberapa daerah di Indonesia banyak yang mengambil pekerjaan di sini. Jumlah lahan tempat tinggal pun semakin sempit dan beberapa kalangan rendah tidak dapat tempat tinggal yang layak. Seiring dengan perkembangan Kota DKI Jakarta yang selalu meningkat di dalam pertumbuhan masyarakat dari tahun ke tahun, intensitas penduduk melalui perpindahan tempat dari satu tempat ke tempat lainnya untuk mencukupi atau melakukan kebutuhan serta aktivitasnya sangatlah tinggi, dengan keterbatasan lahan dan mahalnya harga tanah menjadi masalah dalam penyediaan hunian layak bagi masyarakat terutama mereka yang berpenghasilan rendah. Dengan permasalahan diatas maka beberapa cara untuk menangani kepadatan rumah penduduk yaitu dengan vertical building, salah satunya adalah rumah susun. Dalam strategi perencanaan, diharapkan rumah susun ini dapat mengakomodir kegiatan atau aktivitas serta kebutuhan sarana dan prasarana yang menunjang pada kawasan tersebut. Dan rumah susun harus mencakup kebutuhan bagi msyarakat berpenghasilan rendah atau Low Cost Housing dengan megutamakan perancangan hemat energi. Rusun juga harus memiliki Pasar Modern sendiri guna memudahkan segala keperluan sembako khususnya bagi yang tinggal di rumah susun tersebut.
