Abstract

Indonesia is a country with the fourth largest population density in the world after China, America, and India. Where each year continues to increase population density in various cities in Indonesia, especially Jakarta. People in Jakarta are also caused by many people who are urbanized with reasons to find work. Urbanization Society has a culture or way of living village community that accentuates the Keguyuban in socialization, and this culture is still inherent even though they have moved to the city. Keterland boundaries and expensive land prices become a problem in the provision of decent residential for the community, especially those who are low-income, then one solution is the development of VertiKal Residence or better known as the construction of a house. Therefore, in this design will be created a vertical house or a simple house that is aimed at the middle society under the urbanized society to be able to live worthy and at an affordable price. And integrated with the modern market to increase income from apartment residents who sell in the modern market. Keywords: Rusunami, Modern Market, Lowcost Indonesia adalah negara dengan kepadatan penduduk terbesar ke-empat didunia setelah china, amerika, dan india. Dimana setiap tahunnya terus mengalami peningkatan kepadatan penduduk di berbagai kota di Indonesia khususnya Jakarta. Pertmbahan penduduk di Jakarta juga diakibatkan oleh banyaknya masyarakat yang melakukan urbanisasi dengan alasan untuk mencari kerja. Masyarakat urbanisasi mempunyai kebudayaan atau cara hidup masyarakat desa yang menonjolkan keguyuban dalam berinterkasi sosialnya, dan budaya ini masih melekat meskipun mereka sudah berpindah ke kota. Keterbatasan lahan dan mahalnya harga tanah menjadi masalah dalam penyediaan hunian layak bagi masyarakat terutama mereka yang berpenghasilan rendah, maka salah satu solusinya adalah pembangunan hunian vertikal atau lebih dikenal dengan pembangunan rumah susun. Maka dari itu dalam perancangan ini akan dibuat rumah vertical atau rumah susun sederhana milik yang ditujukan untuk masyarakat menengah kebawah yang notabenenya masyarakat urbanisasi agar dapat hidup layak serta dengan harga yang terjangkau. Serta berintergrasi dengan pasar modern untuk menambah penghasilan dari penghuni rusunami yang berjualan di pasar modern tersebut. Kata Kunci : Rusunami, Pasar Modern, Lowcost
