Abstract

House is a primary needs for every people. Everyone has the right to live in physical and spiritual prosperity, to live and to have a good and healthy living environment. The need for house indirectly shapes the character of its inhabitants, a good living environment will form the character of a good and healthy occupant. However, in the reality, many low cost housing that already exist in the DKI Jakarta area gradually turn into slums or are misused for the middle class society, or become a criminal places. With the existing problems, then the design is demanded to be suistanable building. With the concept of suistanable building, it is expected that this lowcost building become a suitable and habitable residence for the middle to lower classes of society. The concept of cross ventilation is also favored in this lowcost building design in order to create a healthy building with good air circulation and sunlight. In addition to a design that focuses on building design, this lowcost housing design is also included with several supporting facilities that are expected to be able to create new comunities for residents. With the comunities residents, perhaps residents are also expected become independent citizens and be able to create new jobs. Keywords: Lowcost Housing, Suistanable Building, Cross Ventilation Rumah merupakan kebutuhan primer yang harus dipenuhi oleh manusia. Setiap orang berhak hidup sejahtera lahir dan batin, bertempat tinggal dan mendapatkan lingkungan hidup yang baik dan sehat. Kebutuhan akan tempat tinggal secara tidak langsung turut membentuk watak penghuninya, lingkungan tempat tinggal yang baik akan membentuk watak penghuni yang baik dan sehat pula. Dan begitupun sebaliknya. Namun pada kenyataannya banyak rusun yang sudah ada di Kawasan DKI Jakarta lama kelamaan berubah menjadi bangunan kumuh atau sebaliknya justru disalah gunakan untuk masyarakat kalangan menengah, maupun dijadiikan tempat kriminal. Dengan permasalahan yang ada, maka rancangan yang ada dituntut dapat bersifat suistanable building. Dengan konsep suistanable building diharapkan bangunan rusunami ini dapat menjadi tempat tinggal yang sesuai dan layak huni untuk masyarakat kalangan menengah ke bawah. Konsep cross ventilation juga diunggulkan pada rancangan bangunan rusunami ini guna terciptanya bangunan yang sehat akan sirkulasi udara maupun cahaya matahari. Selain rancangan yang berfokus ke desain bangunan, rancanggan rusunami ini disertakan pula dengan beberapa fasilitas penunjang yang diharapkan mampu menciptakan UMKM baru untuk penghuni. Dengan adanya UMKM warga penghuni, diharapkan pula penghuni rusunami dapat menjadi warga yang mandiri dan mampu menciptakan lapangan pekerjaan baru.
